About our landlord roof survey in Beam Park

We survey let and shared roofs in Beam Park and across London and South East England. A visit typically takes about 1–2 hours for a single let house, with blocks of flats taking longer. Everything is inspected as far as it can be seen safely, and by drone where it’s applicable. A written report with photos follows. We survey flat roofs on blocks, rented houses and shared roofs, and common reasons people get in touch are cracked or leaning shared chimneys and leaking joints at party walls.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Beam Park with this kind of roof, the hidden gutter is one of the first things to check.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Your questions about landlord roof surveys in Beam Park

Does a conservation area affect roof work in Beam Park?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can parking be tricky for a visit in Beam Park?

It can be, so it’s useful to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Does the report help with maintenance planning?

Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed, which suits a rolling plan.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Is this survey just for landlords?

Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.

Do you cover Beam Park?

Yes. Our area covers London and South East England, and that includes Beam Park.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Beam Park homes and their roofs

About 1 mile south-east lies Rainham Hall, a reminder of how long the area around Beam Park has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

The streets around a church like Church of St Helen and St Giles are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Dagenham Dock station, the gap between tenancies is a good time to have the roof looked at.

Beam Park is about 1 mile south of Dagenham, in Greater London. Bookings from Beam Park are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Greater London. We also survey roofs in London.

When you need someone else

It’s a careful look at the let or shared roof, not the whole story. Its limits include:

  • Roof areas we weren’t given access to
  • Structural calculations or an engineer’s report
  • Responsibility under a lease

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

Useful tips for Beam Park property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Get legal advice on lease responsibilities
  • Act on high-priority defects quickly
  • Have gutters and outlets cleared every year
  • Keep roof surveys on a rolling plan

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents often choose the package that suits the building.

Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

Leave it or get it looked at?

Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take about one to two hours for a single let house, with blocks of flats taking longer. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Beam Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • For flats, check roof access has been agreed
  • If you are buying, check with the agent that we can get in

Advice

When to book a survey in Beam Park

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.

Typical things we’re asked to look at include:

  • Ponding or splits on flat roofs
  • Missing or loose roof coverings
  • Leaks into upper flats
  • Mortar falling from ridges and verges

Trees in and around Beam Valley Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What to check before booking

  • Their drone registration, if they fly one
  • Is there a chance to talk the report through?
  • Are they insured for the work?
  • How soon the report will arrive

What a good roof survey covers

Can I check my roof myself?

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
