How a landlord roof survey works in Gidea Park
The lease typically decides who is responsible for the roof and who pays. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. We survey converted houses, shared roofs and gutters and downpipes, and the problems we are asked to look at most are standing water on a flat roof and blocked gutters over flats.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Gidea Park with this kind of roof, the hidden gutter is one of the first things to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Responsibility under a lease
- Walls, floors and services beyond the roof
- A full structural assessment of the building
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What a survey covers and doesn’t.

Local roofs in Gidea Park
Historic houses like Hare Hall, about 0.6 miles south-east, show how far back building in the area around Gidea Park goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you run a business near The Mercury Mall, a dated report on the roof is useful for planning and for any lease discussions. For site and facilities teams at buildings such as Royal Liberty School, a written record of a large roof helps plan work for the holidays rather than in term time. If your house is among the older ones in the streets near St Michael and All Angels Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

For landlords and managing agents
Landlords and letting agents in Gidea Park book surveys as well as householders. The report gives you a dated record of the let or shared roof, with photos, which helps you plan work between tenancies.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Give tenants a simple way to report leaks
- Keep roof surveys on a rolling plan
- Give residents notice before a survey
- Book gutter clearing at least once a year
If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.
Deal with the high-priority defects quickly, and plan the rest. Small roof defects tend to grow.
Leave it or get it looked at?
Tenants can only report what shows inside. A ceiling stain often means water has been coming in for some time. We look at the roof, not just the symptoms. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Gidea Park runs like any other.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Leave side gates unlocked
- Let us know about any leaks, stains or damp patches you know of

Gidea Park: your questions answered
I let a flat near Gidea Park station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.
Does a conservation area affect roof work in Gidea Park?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do you need to get into the loft?
If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
Can we use the survey to plan a roof budget?
Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates but it gives contractors a clear brief.
