Landlord Roof Survey in Lower Morden
Find out the condition of the let or shared roof at your property in Lower Morden from an independent roof surveyor. We visit on weekdays and at weekends.
- Parapets and upstands in poor repair
- Choked outlets and gutters
- Cracked or leaning shared chimneys
Practical tips
Most of what helps is simple and safe from the ground. Our suggestions:
- Keep the loft hatch clear and reachable
- Keep roof surveys on a rolling plan
- Deal with urgent items first
- Tell tenants when we are coming
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.
Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem normally is.
Landlord roof survey in Lower Morden
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about parapets and upstands in poor repair and chimney stacks in poor repair, a survey will tell you what’s going on, whatever the roof.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Lower Morden with this kind of roof, the hidden gutter is one of the first things to check.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

Lower Morden homes and their roofs
Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. If your home in Lower Morden is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Southside House, about 2 miles north, is one of the historic houses in the wider area around Lower Morden. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
If you live near a park such as Cannon Hill Common, or anywhere with mature trees, autumn leaves can block gutters and valleys. Controlled parking zones are common in London, so mention any permit rules for Lower Morden, along with any off-street space.

What we’re asked to look at in Lower Morden
Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.
People usually book a survey after spotting one of these:
- Gutters overflowing onto walls
- Mortar falling from ridges and verges
- Gaps where tiles or slates have slipped
- Damp or stains in top-floor flats
Take an older house close to St Martin's: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Before booking anyone
- Which viewpoints they use to see the roof
- How long they’ve been surveying roofs
- Whether VAT is added on top
- Do they have a CAA Flyer ID and Operator ID for drone work?
What we can’t see
A survey is a careful look at the let or shared roof, but it can’t do everything. Its limits include:
- Areas behind locked flats or blocked hatches
- Structural calculations or an engineer’s report
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

Your questions about landlord roof surveys in Lower Morden
Can parking be tricky for a visit in Lower Morden?
It can be, so it’s useful to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.
I let a flat near St Helier station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.
Do you survey roofs shared between flats?
Yes. We inspect the parts we are given access to, as far as they can safely be seen. Areas we couldn’t see are noted as well as what could.
What does a roof survey cost?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Will you go up on the roof?
Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.
How the survey works
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. For a visit in Lower Morden, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it’s safe, the roof itself.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
Getting ready for the survey
- For a flat or shared roof, check access with the freeholder or managing agent
- Make sure pets are kept safely away
- Dig out any old roof reports or invoices
Booking a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.
Related advice
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
