What a landlord roof survey looks like in Sutton Common

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Sutton Common has a long history of building, with Nonsuch Mansion about 2.1 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a building such as Abbey Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to St Helier station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Landlord roof surveys for homes and businesses in Sutton Common

Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photos and recommendations. Typical surveys look at cracked or leaning shared chimneys and loose ridge or hip tiles, on shared roofs, rented houses and converted houses.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Sutton Common are no exception. Shared chimney stacks and the lead around them are just as important to check.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Do you need a landlord roof survey in Sutton Common?

People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, especially on taller buildings.

It’s worth booking a survey if you’ve seen:

  • Standing water on a flat roof
  • Worn ridges, hips and verges
  • Leaking joints at party walls
  • Chimney stacks in poor repair

If you live in an older home near St Lawrence Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before booking anyone

  • Will they check the loft as well as the outside?
  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one
  • What experience they bring

Common questions in Sutton Common

I let a flat near St Helier station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Is my home in Sutton Common listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How long does the survey take?

Most surveys take an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. We will confirm the timing when booking.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Ask your managing agent about lease terms
  • Don’t wait for a leak to survey the roof
  • Tell tenants when we are coming
  • Check the loft space can be accessed

The report can feed straight into a maintenance plan. You can start with the urgent items and plan the rest over time.

Keep the loft space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

What a landlord roof survey doesn’t cover

Before you book, it’s worth knowing what a survey will not do:

  • A full structural assessment of the building
  • Areas behind locked flats or blocked hatches
  • Walls, floors and services beyond the roof

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.
