Landlord roof survey in New Barn: what you get

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can deal with it first and budget for the rest. Typical surveys look at splits and blisters in flat roof coverings and cracked or leaning shared chimneys, across gutters and downpipes, rented houses and blocks of flats.

Houses in smaller places like New Barn can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Roof by roof

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected where it’s safe to see them.

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Practical tips

Here are a few things we’d tell any owner:

  • Get legal advice on lease responsibilities
  • Act on high-priority defects quickly
  • Book gutter clearing at least once a year
  • Arrange flat access in advance

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Landlord roof surveys around New Barn

The coast is about 5 miles or less from New Barn, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. About 3.1 miles east lies Cobham College, a reminder of how long the area around New Barn has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for instance near Bluewater, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take an older house close to Church of Saint Mary Magdalene: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

New Barn: your questions answered

Do you cover smaller places like New Barn?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do roofs near the sea, like those around New Barn, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and New Barn is within about 5 miles of the coast.

What access do you need for a block roof survey?

It depends on the building. Frequently we need the loft and certain flats and access is arranged by you or your agent. We tell you what’s needed when you book.

How do I arrange a landlord roof survey in New Barn?

Just phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you advise on who is responsible under the lease?

No. Who pays is normally set by the lease and we do not give legal advice. Our report gives an independent record of the roof’s condition that everyone can refer to.

What does a block roof survey cost?

Our price is from £150, including VAT. The price depends on the size of the building and the number of roofs. To get a price, call 07833 053749 or send us an email.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. For a survey in New Barn, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand

Booking a survey

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.

Advice

Checking the roof from ground level

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

When to book a survey in New Barn

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

Typical things we are asked to look at include:

  • Failed flashings at walls and chimneys
  • Missing or loose roof coverings
  • Mortar falling from ridges and verges
  • Leaks into upper flats

If you look after a building such as Longfield Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
