Landlord roof surveys for homes and businesses in Roughway
A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. We survey converted houses, blocks of flats and gutters and downpipes, and the problems we are asked to look at most are missing or loose roof coverings and cracked or leaning shared chimneys.
In a village or hamlet like Roughway, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
After the visit, you get a report with photographs, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

What we do, step by step
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes about one to two hours for a single let house, with blocks of flats taking longer. Older rural homes like those around Roughway can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Getting ready for the survey

Advice
Questions from Roughway
Can a landlord with a rental near Borough Green & Wrotham station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
Is Roughway within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years.
What if it rains on the day?
Light rain does not typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
What does a roof survey cost?
Landlord roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
DIY checks: what’s safe
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Local roofs in Roughway
With Old Soar Manor about 0.7 miles north, Roughway sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Landlords with a home close to Borough Green & Wrotham station may find that the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings like Hadlow Rural Community School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey changes by roof type
Pitched roofs on houses and blocks
Slipped slates on older roofs can point to corroded nails. The report records it.
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.
Why it is worth a survey now in Roughway
On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. For older village homes like those around Roughway, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.
Practical tips
Nothing here needs a ladder. A few suggestions:
- Don’t wait for a leak to survey the roof
- Do not store items over the loft hatch
- Deal with urgent items first
- Hold on to old reports to compare later
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.
Act on urgent items in the report first and schedule the others. Left alone, minor faults usually get worse.
