Landlord roof survey in Slade Green: what you get

The lease typically decides who is responsible for the roof and who pays. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We survey rented houses, flat roofs on blocks and converted houses, and the problems we’re asked to look at most are mortar falling from ridges and verges and leaks into upper flats.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Slade Green, as across London, that is why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Why act early in Slade Green

Tenants can only report what shows inside. A ceiling stain often means water has been coming in for some time. A survey looks at the roof itself. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

How the survey works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Before the survey

  • Leave a clear route to the loft
  • If you’re buying, check with the agent that we can get in
  • Have keys ready for side gates, garages or roof access doors

Advice

When you need someone else

It’s useful to know what a survey won’t do before you book:

  • Who pays under the lease (that’s a legal question)
  • Parts of the roof we can’t safely see or access
  • Structural calculations or an engineer’s report

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.

Roof types and parts we check

  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats
  • Shared roofs

What affects the cost of landlord roof surveys

To price your survey, we look at:

  • Which survey package you book
  • How many separate roofs there are, like extensions, dormers and garages
  • How big the roof is
  • If the survey needs thermal imaging or a drone

Prices quoted always include VAT, and the written report is part of the package. Landlord roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Getting in touch

Here’s what helps us most when you contact us:

  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved
  • Dates you are working to, such as exchange
  • The address and postcode of the property

When you are ready to go ahead, ring 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Surveys for landlords and agents in Slade Green

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the let or shared roof, with photos, useful for planning maintenance.

Local roofs in Slade Green

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Slade Green has a long history of building, with Hall Place and Gardens about 2.1 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near Broadway Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Landlords with a home close to Slade Green station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park like Braeburn Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Your questions about landlord roof surveys in Slade Green

Is my home in Slade Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Slade Green?

It depends on the street. If Slade Green has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Do you cover Slade Green?

Yes, we do. We carry out landlord roof surveys in Slade Green.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you advise on who is responsible under the lease?

No. Who pays is typically set by the lease, and that’s a legal question. What we provide is a clear record of the roof’s condition that everyone can refer to.
