Different roofs, different checks

Valleys

Offcuts in a valley can hold water. Leftover debris is recorded.

Flashings

Chimney flashings are a frequent source of leaks, so we look at them closely.

New roof snagging in East Shefford: what you get

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen, and we look at the gutters too. The report sets out what we found with photographs. We also note debris left behind and any damage to other parts of the building. We survey replacement roofs, new flat roofs and new-build homes, and people most frequently book us about cracked lower roofs or marked walls after the work and flashings not properly dressed or fixed.

Some older homes in villages like East Shefford are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

When to book a survey in East Shefford

A roof is hard for most owners to see properly. From the pavement, many faults are invisible before you pay.

We’re often asked to look at:

  • Poorly finished verges
  • Flashings not properly dressed or fixed
  • Offcuts and broken tiles left behind
  • Damage to other parts of the building

Take an older house close to St Thomas' Church: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before booking anyone

  • Will they check the loft as well as the outside?
  • What insurance they carry
  • Which viewpoints they use to see the roof
  • Their drone registration, if they fly one

Questions from East Shefford

Do you cover smaller places like East Shefford?

Yes. East Shefford is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is East Shefford in the area you cover?

Yes, East Shefford is one of the places we work. The survey and report are the same in East Shefford as anywhere else, and visits run on weekdays and weekends.

How long does new roof snagging take?

A visit usually takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. We’ll give you an idea when you book.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. You get a photo report of any snags to raise with the builder.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them, and the report gives you a clear record to refer to.

What new roof snagging doesn’t cover

It is useful to know what a survey will not do before you book:

  • Deciding who is at fault in a disagreement
  • Details hidden from sight
  • A promise that the roof won’t leak

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. The full list of what we check.

Roofs we survey in East Shefford

  • New-build homes
  • Loft conversions and dormers
  • Replacement roofs
  • Ridges and verges
  • New flat roofs
  • Flashings and valleys

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

East Shefford homes and their roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Leave it or get it looked at?

It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on, getting them back can take longer. A snagging report gives you something specific to raise. In a place like East Shefford, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about one to two hours for most homes, depending on how much new work there is to check. Older rural homes like those around East Shefford can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. We send a report with photos of each snag.
