What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed

Prices quoted always include VAT, and the written report is part of the package. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

If you can, have these to hand when you contact us:

  • The kind of building and roof involved
  • The property’s address and postcode
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work

You can call us seven days a week. To book or ask a question, ring 07833 053749 or drop us an email.

New roof snagging in Egham Hythe

Ventilation matters on a new roof. We look for ridge, eaves or tile vents where they’ve been fitted and look in the loft space for condensation. What we see goes in the report. Missing or blocked ventilation can lead to condensation over time, which is easier to put right while the roofer is still involved. It all goes in the report. We’re often asked to look into verge tiles or slates not secured and cracked mortar at the ridge or hips, on new-build homes, loft conversions and dormers and flashings and valleys.

In a smaller place like Egham Hythe, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

What new roof snagging does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • A promise that the roof will not leak
  • Pricing the remedial work
  • Nails and clips under the slates or tiles

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

Buying a home or a new roof in Egham Hythe

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. With Botleys Mansion about 3.5 miles south, Egham Hythe sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

The streets around a church such as St Paul's Church are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Egham Hythe questions

Do you cover Egham Hythe?

Yes. We work right across London and South East England, and Egham Hythe is part of that. You can ring 07833 053749 or send us an email with the address and some details.

How do I find out if my home in Egham Hythe is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How do I book a survey in Egham Hythe?

It’s easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof. Surveys run on weekdays and at weekends.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you climb onto every roof?

Only if it’s safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How the survey works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for a house, while a commercial roof takes nearer three to four hours. Some parts of a survey depend on the weather, so a visit to Egham Hythe is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You tell us what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The loft space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Before we arrive

  • Clear the way to the loft hatch
  • Tell us about parking before the day
  • Make sure pets are kept safely away

Advice

Checking the roof from ground level

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves to carry water off. We check it where it’s visible.

Flashings

Poorly finished flashings often show up on new roofs. We photograph any we find.

Do you need new roof snagging in Egham Hythe?

Flashings at walls and chimneys often need attention. If they’re poorly dressed or fixed, water can get in sooner rather than later.

Signs worth acting on include:

  • Offcuts and broken tiles left behind
  • Vents that weren’t fitted or are covered
  • Gutters or fascias damaged during the job
  • Underlay not dressed into the gutter

If you let a flat or house near Egham station, a written report helps before buying a rental or paying for a new roof on one.

Before booking anyone

  • Their drone registration, if they fly one
  • Will the report include photos?
  • Whether the roof space is looked at, where there is one
