About our new roof snagging in Selborne

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a report with photos that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. We survey new-build homes, new flat roofs and replacement roofs, and the problems we’re asked to look at most are gutters or fascias damaged during the job and debris left in gutters or valleys.

Older buildings in small places like Selborne may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Deciding who is at fault in a disagreement
  • A promise that the roof will not leak
  • Pricing the remedial work

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • New-build homes
  • Flashings and valleys
  • Replacement roofs
  • Ridges and verges
  • Loft conversions and dormers
  • New flat roofs

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for most homes, depending on how much new work there is to check. In a hamlet or village like Selborne, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Getting ready for the survey

  • Find any records of previous roof work
  • Let us know about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed

Advice

Leave it or get it looked at?

Defects and warranty periods have an end date. Checking the roof before it ends gives you time to raise anything we find. For older village homes like those around Selborne, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.

Selborne questions

Is my home in Selborne listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Selborne?

Yes. We cover the whole of London and South East England, and Selborne is part of that. You can phone 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What do you check on a new roof?

We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We also look for debris left behind and damage to other parts.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them and our report gives you an independent record.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Different roofs, different checks

Slate roofs

Ridges, verges and valleys are checked closely on new slate roofs as far as can safely be seen.

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves so water drains away. We check it where it can be seen.

What a survey costs

Prices always include VAT. The things that change the price are:

  • The roof’s overall size
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Getting in touch

These details help when you contact us:

  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel
  • Anything about access we should know
  • Where water is showing inside, if it is

To arrange a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Landlord and commercial surveys in Selborne

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

What new roof snagging looks like in Selborne

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.

Take an older house close to Church of St Mary: a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Alton station, a written report helps before buying a rental or paying for a new roof on one.

Selborne is about 4 miles south of Alton, in Hampshire. In Selborne, as across Hampshire, every roof gets the same careful survey. Selborne is one of the towns and villages in Hampshire where we work for new roof snagging. There is also a page for Guildford.

Within a short drive, we also cover Basingstoke (13 miles north-west), Fleet (13 miles north), Horndean (14 miles south), Aldershot (13 miles north-east), Alton (4 miles north) and Waterlooville (15 miles south).
