Selborne Thermal Roof Survey
A careful look at the roof at your property in Selborne, and put it all in a report with photos.
- Moisture around outlets and upstands
- Damp around chimneys and parapets
- Water that travels before it shows
Thermal roof surveys for homes and businesses in Selborne
Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. We’re often asked to look into possible trapped moisture under a flat roof covering and water getting in at parapets and stacks, across commercial roofs, ceilings below the roof and loft conversions.
In a small place like Selborne, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Selborne, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Before we arrive
- Check pets are kept safely away
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller

Advice
When to book a survey in Selborne
Once a leak has been fixed, people frequently ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.
Most people get in touch after spotting something like this:
- Cold spots on ceilings under the roof
- Leaks that are hard to trace
- Possible trapped moisture under a flat roof covering
- Heat escaping through the roof
If you own one of the older houses in the streets near Church of St Mary, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
Choosing a roof surveyor
- Will the report include photos?
- Will they check the loft as well as the outside?
- What follow-up you get after the report
- Their report turnaround times
Questions from Selborne
Is Selborne within the area you cover?
Yes, Selborne is on our map. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in Selborne?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
What happens next?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you inspect my roof with a drone?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in.
Will you walk on the roof?
Only where it is safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
Roof by roof
Single-ply and EPDM roofs
On larger commercial single-ply roofs, thermal imaging can help target moisture readings. That makes the survey more focused.
Pitched slate and tile roofs
Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.

Tips from our surveys
These tips come from what we see on roofs every week:
- Keep the heating on as usual before a heat loss survey
- Leave the roof to people with safe access
- Clear leaves from outlets and gutters each autumn
- Talk to us about the weather when booking
Where a pattern cannot be confirmed, the report says what could help, like electronic leak detection or opening up a small area.
After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
Drones, thermal imaging and Selborne roofs
Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
If you look after a building like Selborne Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.

What affects the price in Selborne

- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
- How big the roof is
- The package you choose: Basic, Standard or Premium
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £400, including VAT.
What to tell us when you get in touch
A little information up front helps. It’s useful to include:
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from the ground or a window
- How the loft is reached, if there is one
- What kind of property and roof it is
Booking is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
When you need someone else
Before booking, it’s worth knowing what a survey will not do:
- A formal energy assessment
- Proving moisture from the images alone
- Clear results when the conditions on the day are poor
