Selborne: your questions answered
Is Selborne in the area you cover?
Yes, Selborne is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.
Does a conservation area affect roof work in Selborne?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Will my insurer pay for an old roof?
Most policies do not cover wear and tear. Our report records storm damage and any older wear we see, so it is clear what we found. Your insurer decides how its policy applies.
How strong does the wind have to be for a storm claim?
It varies by policy. Many treat gusts of about 55 mph as storm conditions, but check your own wording.
How do I arrange a storm damage roof report in Selborne?
It’s easiest to phone 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll point you to the right survey. We survey on weekdays, Saturdays and Sundays.
Is this an asbestos survey?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Which days do you carry out surveys?
We carry out surveys seven days a week. To arrange a date, call 07833 053749 or email us.
Storm damage roof report in Selborne: what you get
What counts as a storm depends on your policy, though many use gusts of about 55 mph. Your policy document sets out its own definition. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. The report includes photographs of each area of damage, and you decide what to send. The claim decision rests with your insurer. We are often asked to look into lifted or missing ridge and hip tiles and damaged pots on the stack, on chimney stacks, flashings and gutters and fascias.
For a small place like Selborne, the inspection is the same as anywhere: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Different roofs, different checks
Slate roofs
Slates can slip or blow off in a storm, especially where the nails have corroded. Our report notes moved slates and any sign of older corrosion.
Chimney stacks
Pots, cowls and aerials on chimneys can be damaged or dislodged in a storm. The report notes any damage to the stack.
Why get it checked now?
Damage left open lets in more rain. Further water damage can blur what the storm actually did. A roofer should deal with emergency protection quickly. In a small place like Selborne, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Selborne roofs and the weather
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts.
For an older house near a landmark such as Church of St Mary, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Landlords with a home close to Alton station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a building like Selborne Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- The outcome of a claim
- Negotiating a claim settlement
- Damage hidden under coverings or inside the structure, without opening up

- Slate and tile slopes
- Gutters and fascias
- Flat roofs
- Flashings
- Chimney stacks
- Ridges and hips
Can I check my roof myself?
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
What happens on the day
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey typically takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Around Selborne, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with what you’ve seen and any temporary repairs.
- Inside, we look for signs of water in the loft and rooms below.
- The roof is inspected from the ground, windows and the roof where it’s safe.
- Storm damage and older wear are recorded separately where we can.
- The report, with photos, is emailed to you.
Preparing for the visit
- Keep pets inside or away from the areas we’re looking at
- Buyers: confirm access with the estate agent or seller
- Make sure the loft hatch can be reached
