What new roof snagging does not cover

A survey is a careful look at the new roof, but it cannot do everything. Its limits include:

  • Parts of the roof we can’t see safely
  • Settling a dispute with your roofer or builder
  • What’s under the new coverings

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

  • Flashings and valleys

New roof snagging in Stoke D'Abernon: what you get

Our report records what we see, with photos and clear descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. We do not give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. If you’ve noticed broken coverings left on a new roof and debris left in gutters or valleys, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Stoke D'Abernon may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the cost of new roof snagging

Not every roof costs the same to survey, for these reasons:

  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can safely be seen

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

What to tell us when you contact us

What helps most when you contact us:

  • Any marks or damp showing indoors

Before and after the survey

Over many surveys, some simple habits stand out:

  • Check the roof before you pay in full
  • Keep warranty papers safe
  • Note the end of any warranty or defects period
  • Put any issues to your roofer in writing

Your roofer can use the report to put the snags right. If there’s a dispute, it’s between you and your roofer or builder; we report on what we see.

File the contract, invoices and warranty papers in one place. The report belongs with them.

Stoke D'Abernon questions

Will you come out to Stoke D'Abernon?

Yes. Stoke D'Abernon is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Stoke D'Abernon?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Will you deal with my roofer if there’s a problem?

No. We report on what we see. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

What you can safely check yourself

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. In a hamlet or village like Stoke D'Abernon, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First, you tell us what the roofer did and any concerns you have.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Before we arrive

  • For flats, check roof access has been agreed
  • Keep pets out of the way during the survey
  • Note where any stains or damp appear

Advice

What new roof snagging looks like in Stoke D'Abernon

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses such as The Homewood, about 2 miles north, show how far back building in the area around Stoke D'Abernon goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

For an older house near a landmark like Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Cobham & Stoke Dabernon station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
