What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes between one and two hours at most homes, and more on a big or complicated roof. In North Hyde, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Have any questions written down, so nothing gets missed
  • Have keys ready for side gates, garages or roof access doors

How a pre-purchase roof survey works in North Hyde

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. Common reasons to book are sagging ridge lines or uneven roof slopes and cracked flaunching or crumbling chimney pointing, across the roof space, chimney stacks and gutters and downpipes.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you’re buying a flat or house in North Hyde, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Ask the agent to check the loft hatch can be opened
  • Let us know your timetable
  • Look for fresh paint on upstairs ceilings at viewings
  • Find out whether the roof has been replaced or patched

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, especially where we’ve found patch repairs.

Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

Different roofs, different checks

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We check their linings and outlets from wherever is safe.

Common questions in North Hyde

Can parking be tricky for a visit in North Hyde?

It can be, so it is useful to let us know about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Is drone flying allowed in North Hyde?

That depends on where the roof is and on the weather. North Hyde is about 1 mile from the edge of the flight restriction zone around Heathrow Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

How long will you be at the property?

On site, it normally takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

When is the best time to have the roof checked when buying?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Honest limits

In fairness, there are limits to any roof survey:

  • Structural calculations (that is a structural engineer’s job)
  • The condition of the rest of the house (that is a RICS home survey)
  • How a seller will respond, or what the house is worth

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.

Pre-purchase roof surveys around North Hyde

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in North Hyde is one of them, bay roofs, hips and later dormers each have their own details. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The flight restriction zone around Heathrow Airport comes within about 1 mile of North Hyde. If your survey includes the drone, the exact boundary is checked for the address first.
