What a pre-purchase roof survey doesn’t cover

It’s useful to know what a survey will not do before booking:

  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether the price should change, which is between you and the seller

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

Roof types and parts we check

  • Natural slate
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles

About our pre-purchase roof survey in Southend

A full home survey looks at the whole property, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both. If you are worried about blistered or split felt on a flat roof and gaps where slates or tiles have come loose, we can find out what’s behind it, on flat-roofed extensions and dormers, gutters and downpipes and lead flashings and valleys alike.

In London, a good many houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. If you’re buying a flat or house in Southend, or have just had new roofing work done, those junctions are often where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, it normally takes about one to two hours at a typical home, or half a day or so for a commercial building. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we’ll get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before the survey

  • Dig out any old roof reports or invoices
  • Unlock side gates and any roof access doors
  • For flats, check roof access has been agreed

Advice

Different roofs, different checks

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Buying a home or a new roof in Southend

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Kingswood House lies about 2.5 miles west, so building around Southend goes back a long way. If you are buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing. Take an older house close to St Dunstan: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. For landlords with property near Bellingham station, a written report helps before buying a rental or paying for a new roof on one.

Southend is about 2 miles north of Beckenham, in Greater London. Southend gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our Greater London coverage includes Southend. London is in our area too.

Surveys in SE6, SE26 and SE23 work the same way as everywhere else we cover. Streets in the area include Oslac Road, Orford Road and Aitken Road. Being close to the A2218, Southend is simple for us to get to. We also cover Bellingham (1 mile north), Bell Green (1 mile west), Catford (1 mile north-east), Perry Vale (1 mile west) and Sydenham (1 mile west). Larger places within reach include London (6 miles north-west), City of Westminster (8 miles north-west), Marylebone (8 miles north-west), Kensington (9 miles north-west), St Pancras (8 miles north-west) and Shoreditch (7 miles north).

Typical jobs here are in homes near Allenby Tutorial Trust, Sedgehill School and Forster Memorial Park and the streets around them. There’s a railway station in Southend itself: Bellingham station. A little further out are Prefab Museum (1 mile east) and Lewisham Shopping Centre (2.2 miles north). Not far away are Downham Woodland Walk and Knight's Hill.

Leave it or get it looked at?

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it will not look closely at the roof. A roof survey is carried out for the buyer, and the report is written for you to use. Blocked gutters and hoppers on London houses overflow and soak brickwork. A small blockage left for a few winters becomes a damp problem.

For a price for your roof in Southend, phone 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Request records of any re-roofing
  • Find out whether the roof has been replaced or patched
  • Watch for stains or fresh paint on ceilings below the roof
  • Arrange the survey as soon as your offer is agreed

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.

After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

FAQs for Southend

Is my home in Southend listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Is parking a problem for a survey in Southend?

Typically it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Is Southend in your area?

Yes, we do. Southend is part of the area we cover, and the service is the same as everywhere else we work.

Do you inspect the roof from on top?

Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where applicable.

How do I book a survey in Southend?

To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
