About our chimney survey in Southend
Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. Typical surveys look at gaps in the mortar around the pots and unused flues sealed without airflow, on brick chimney stacks, flaunching and lead flashings.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Southend has one, it needs checking from somewhere that can actually see it.
Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Chimney surveys around Southend
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Southend has a long history of building, with Kingswood House about 2.5 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as Elfrida Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Forster Memorial Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. The streets around a church such as St Dunstan are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Southend questions
Do you survey roofs for landlords with property near Bellingham station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is parking a problem for a survey in Southend?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
How soon will I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
What does a roof survey cost?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
What does a chimney survey cover?
The whole stack, as far as it can safely be seen: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
Do you use drones?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Landlord and commercial surveys in Southend
Any of our surveys can be booked by landlords, agents and building managers in Southend. For a price for a let property or a block, ring 07833 053749 or email us.
Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which helps when tenants work during the week.
What happens if roof problems are left?
A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks, and the work grows. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
What we look for on each type of roof
Chimney breasts and the loft
Damp patches on chimney breasts often point to a problem above. We check them and at the stack in the loft where there’s safe access.
Lead flashings
Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.
What happens on the day
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours for most homes, a little longer where there are several stacks. For a visit in Southend, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- You tell us whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
