About our pre-purchase roof survey in Woodside
Buyers in Woodside and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, ring 07833 053749 or send us an email. If you’re worried about quick fixes on flashings and valleys and roof slopes that look uneven or sagging, we can find out what’s behind it, on clay and concrete tiles, chimney stacks and flat-roofed extensions and dormers alike.
Around Woodside, you will mostly find houses and bungalows of different ages. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

Woodside questions
Is my home in Woodside listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Woodside within the area you cover?
Yes, Woodside is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.
Which days do you carry out surveys?
We carry out surveys seven days a week. To find a day that suits you, call 07833 053749 or send us an email.
What else we do in Woodside
Checking the roof from the ground
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What a pre-purchase roof survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether timbers meet design loads
- Walls, floors, services and rooms below the roof
- What’s under the slates, tiles or felt
If in doubt, ring 07833 053749 or email us and we will suggest the right survey. What a survey covers and doesn’t.

The survey, step by step
Every roof is different, but as a rough guide the survey takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we are there. For a survey in Woodside, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- If you’re buying, let the agent know when we’re coming
- For a flat or shared roof, check access with whoever owns or manages the building
- Show us where any leaks or stains appear

Why get it checked now?
Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Blocked gutters on homes around Woodside overflow and soak walls, particularly where trees overhang. Dealing with the cause is simple; drying out a wall is not.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

How the survey changes by roof type
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Natural slate
Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.
What a pre-purchase roof survey looks like in Woodside
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Historic houses such as High Elms Manor, about 0.7 miles north-east, show how far back building in the area around Woodside goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Do you need a pre-purchase roof survey in Woodside?
Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.
A survey makes sense if you’ve noticed:
- Cracked flaunching or crumbling chimney pointing
- Old water stains in the loft space
- A ridge or slope that dips
- Gutters that overflow or drip at the joints
For an older house near a landmark such as Church of All Saints, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Before booking anyone
- Will they check the loft as well as the outside?
- Which limits apply to the survey
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether you can ask questions once you have the report
