Roof survey in Ashford: what you get

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’ve noticed gutters that overflow in heavy rain and ridge tiles that have lifted or moved, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The condition of the rest of the building (that is a RICS home survey)
  • A structural engineer’s report
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

Ashford questions

Do you carry out roof surveys in Ashford?

Yes, Ashford is within the area we cover. We survey roofs across London and South East England. Just call 07833 053749 or email us and tell us about the property.

Is Ashford within the area you cover?

Yes, Ashford is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you inspect the roof from on top?

When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the loft space.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

How long does a roof survey take?

On site, it typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What affects the price in Ashford

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

What we need to know

Getting the details right at the start saves time. It is useful to include:

  • Your postcode, so we can check access and travel
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • Whether there’s a loft hatch, a shared roof or tricky access

We survey roofs on weekdays and at weekends. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. Somewhere like Ashford needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a photo-illustrated written report and recommendations.

How to prepare

  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at
  • Let us know about parking before the day

How to book

Before and after the survey

Over many surveys, some simple habits stand out:

  • Take photos of any leaks as they happen
  • Mention any damp patches as you book
  • Gather any paperwork for past roof work
  • Watch for slipped slates after bad weather

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Leave it or get it looked at?

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time. In a small place like Ashford, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Every price we give includes VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Breamore House, about 3 miles north, is one of the historic houses in the wider area around Ashford. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings such as Fordingbridge Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.
