What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

About our roof survey in Rockbourne

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on any day of the week, so it is easy to find a day that suits. Typical surveys look at crumbling chimney pointing or cracked flaunching and worn lead at chimneys and abutments, on clay and concrete tiles, lead flashings and ridges, hips and valleys.

Some older homes in villages like Rockbourne are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two at a typical home, with bigger or more complicated roofs taking longer. Rural addresses near Rockbourne can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a report with photos and recommendations.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked
  • If you are buying, let the agent know when we are coming

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Roof surveys around Rockbourne

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

With Breamore House about 2.4 miles east, the area around Rockbourne has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If you look after a building such as Western Downland Church of England Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Keep a record of damp patches and dates
  • Hold on to the report for future surveys
  • Let us know about past leaks
  • Ask about a flat roof on an extension or garage too

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Roof by roof

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Landlord and commercial surveys in Rockbourne

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us with the addresses.

When to book a survey in Rockbourne

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It can look like a leak.

We’re frequently asked to look at:

  • Loose ridge or hip tiles
  • Gaps in the roof where coverings have gone
  • Torn or sagging underlay
  • Debris building up in roof valleys

If your home is one of the older ones in the streets near Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Questions to ask before booking

  • Whether you get a written report with photos
  • Whether the inside of the roof is included
  • Their insurance cover
  • Is there a chance to talk the report through?

Rockbourne questions

Is my home in Rockbourne listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Rockbourne?

Yes, Rockbourne is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How much does a roof survey cost in Rockbourne?

Roof survey starts from £150, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or use the contact form.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there is safe access. The report includes photos and recommendations.

What if it rains on the day?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
