What a roof survey looks like in Northbrook
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take a building like Micheldever CofE Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your house is among the older ones in the streets near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

How a roof survey works in Northbrook
We inspect whatever is safely visible: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You do not need to do anything except give us access. Each defect we find is photographed and explained. We are frequently asked to look into loose ridge or hip tiles and slipped, cracked or missing slates and tiles, across natural slate, lead flashings and flat roofs.
In a small place like Northbrook, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What we cannot see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- An exact number of years the roof has left
- A full building survey of the property
- What’s under the slates, tiles or felt
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. The full list of what we check.
What this survey covers

- Natural slate
- Chimney stacks

Surveys for landlords and agents in Northbrook
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Common questions in Northbrook
How do I find out if my home in Northbrook is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you cover smaller places like Northbrook?
Yes, Northbrook is on our map. A small place gets exactly the same survey as a big one.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Which days do you carry out surveys?
We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or drop us an email.
What do you check on a roof survey?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Can you tell me how long my roof will last?
We don’t give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
What happens on the day
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Northbrook often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We check the roof from each safe vantage point, inside and out.

Practical tips
From years of surveys, a few habits stand out:
- Check the roof from the ground after storms
- Move stored items away from the loft hatch
- Stay off ladders and the roof
- Photograph stains when they appear
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Do you need a roof survey in Northbrook?
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
We are frequently asked to look at:
- Slipped, cracked or missing slates and tiles
- Leaking gutter joints and downpipes
- Leaning or weathered chimney stacks
- Worn lead at chimneys and abutments
If you let a flat or house near Micheldever station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before booking
- What exactly goes into their report
- What’s outside the scope of the survey
- Whether you can ask questions once you have the report
- How soon the report will arrive
Why act early in Northbrook
Planned work is less stressful than an emergency. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
