How a storm damage roof report works in Lyminster
Storms tend to find the weak points on a roof. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Trees and branches can also hit roofs in a storm. Our report records what has happened to your roof, with photos. Any older wear we can see is recorded as well. If you’ve noticed loose or broken chimney pots and cowls and damaged flat roof membrane, a survey will tell you what’s going on, on flat roofs, flashings and gutters and fascias alike.
In a village or hamlet like Lyminster, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
When to book a survey in Lyminster
Gusts work at anything on a roof that’s loose or exposed. Rain can then blow in where slates or tiles have gone. People typically call us after a storm, once they’ve noticed damage or a leak.
Most people get in touch after spotting something like this:
- Damaged pots on the stack
- Broken or displaced guttering
- Holes or cracks caused by debris
- Gaps where slates or tiles have gone
If yours is one of the older homes in the streets near The Parish Church of St Mary Magdalen, lead flashings, valleys and old chimneys are typical places for water to get in.
Before booking any roof surveyor

Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Arrange temporary cover with a roofer if rain is getting in
- File receipts for anything you pay for
- Photograph the damage safely from below
- Look at what your policy says about wear and tear
You’ll need a roofer’s quote for the repairs. They can use our report to see what needs doing.
After a storm, look at the roof from the street or garden. Binoculars help you spot slipped slates or lifted ridges. Never climb onto the roof yourself.
Lyminster questions
Does a conservation area affect roof work in Lyminster?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like Lyminster?
Yes, Lyminster is on our map. Villages and rural addresses get the same survey as a town house.
How do I book a survey in Lyminster?
The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will point you to the right survey. Surveys run on any day of the week.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What happens on the day
Once we have finished looking, we write up our findings as a written report with photos, emailed to you. On timing, most surveys take roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Somewhere like Lyminster needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You let us know when the storm was and what damage you’ve seen.
- We inspect the roof from safe viewpoints and from the loft where there is access.
- The damage is recorded with photographs, area by area.
- We look at whether the damage fits storm damage, older wear or both.
- You get a written report you can pass to your insurer.
Getting ready for the survey
- For flats, make sure roof access has been agreed
- Check pets are kept safely away
- Clear the way to the loft hatch
Getting a price
When you’re ready to go ahead, phone 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
