Storm damage roof report in Pluckley: what you get

After a storm, safety comes first. Take photos from ground level or from windows, and don’t climb onto the roof. Emergency temporary protection, such as covering an opening, is a job for a roofer. We then record the damage in a report you can pass to your insurer. Hold on to receipts for anything you pay for. Typical surveys look at lead lifted at abutments and damaged pots on the stack, across flat roofs, ridges and hips and gutters and fascias.

Many homes in small places like Pluckley face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

Your questions about storm damage roof reports in Pluckley

Do you cover Pluckley?

Yes, Pluckley is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or use the contact form with the address and a few details.

Does a conservation area affect roof work in Pluckley?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Is there a set wind speed for storm damage?

It depends on your policy. Many use gusts of about 55 mph, but each policy sets its own definition. Check your policy wording.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

How do I arrange a storm damage roof report in Pluckley?

The quickest way is to ring 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run seven days a week.

Is wear and tear covered by insurance?

Insurers typically exclude wear and tear. We describe what looks like fresh storm damage and what looks older. The claim decision is your insurer’s.

Surveys for landlords and agents in Pluckley

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which can make access easier.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

How we price storm damage roof reports

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

What we need to know

Here’s what helps us most when you get in touch:

  • How the loft is reached, if there is one
  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Leave it or get it looked at?

Knowing whether older wear played a part helps you understand your position. Our report gives an honest view of both, so there are no surprises later. In a place like Pluckley, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Why us?

  • PI and public liability insurance
  • Prices that include VAT
  • Thermal imaging and drones used where they help
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What your policy covers, which depends on its wording
  • Damage hidden under coverings or inside the structure, without opening up
  • A decision on your insurance claim

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • Flashings
  • Slate and tile slopes
  • Chimney stacks
  • Gutters and fascias
  • Ridges and hips

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes between one and two hours for most homes, depending on how much of the roof was hit. Cottages and farmhouses around Pluckley often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We note the date of the storm and the damage you’ve seen.
  2. We check the roof from wherever it’s safe.
  3. Each area of damage is photographed and described.
  4. We note the likely cause and any signs of older wear.
  5. We send you the report by email for your insurer.

Before we arrive

  • Jot down any questions you want answered
  • Let us know about parking near the property
  • Note where any stains or damp appear

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Look at what your policy says about wear and tear
  • Tell your insurer about the damage promptly
  • Hold on to fallen pieces of the roof where you can
  • Note the date and time you first saw the damage

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Check the roof from the ground after strong winds. With binoculars, you can frequently spot problems without climbing. Never climb onto the roof yourself.

Pluckley roofs and the weather

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from. With Godinton House about 3.6 miles east, Pluckley sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Pluckley Church of England Primary School: a leak through a large roof is often found some distance from where the water shows inside. If your home is one of the older ones in the streets near Church of St Nicholas, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near Pluckley station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
