Storm damage roof reports in Poling

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when you book and we’ll plan the survey around it.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays and at weekends, which helps when tenants work during the week.

Storm damage roof report in Poling: what you get

When a storm has damaged your roof, a written record can help you explain it to your insurer. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We aren’t loss adjusters, and we cannot say whether a claim will be paid. What you get is an independent view of the roof’s condition. We survey flat roofs, slate and tile slopes and flashings, and common reasons people get in touch are flat roof edges peeled back and slipped or missing slates or tiles.

In a village or hamlet like Poling, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey works

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, most surveys take about 1–2 hours at a house, and longer if the damage is spread across a large roof. Older roofs in small places like Poling can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. Each area of damage is photographed and described.
  4. We check whether the damage fits storm damage, older wear or both.
  5. You get a written report you can pass to your insurer.

Advice

Wind, rain and roofs in Poling

The coast is about 3 miles or less from Poling, so storms can arrive with strong gusts off the water. Insurers decide claims on their own policy wording, and many treat gusts of about 55 mph as storm conditions, though it varies. Historic houses like Ecclesden Manor, about 2 miles east, show how far back building in the area around Poling goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a building like The Littlehampton Academy, tracing a leak on a big roof starts with where the water appears and works back. Landlords with a home close to Arundel station may find that a clear finding on where water gets in helps you brief a roofer straight away. Take an older house close to The Parish Church of St Nicholas: water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What we can’t see

A survey is a close look at the roof, but it can’t do everything. Its limits include:

  • The outcome of a claim
  • Areas we can’t see safely
  • Estimates of repair costs

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Slate and tile slopes
  • Flashings
  • Ridges and hips
  • Chimney stacks
  • Flat roofs
  • Gutters and fascias

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Keep receipts for any emergency work
  • Read your policy wording on storm damage
  • Keep any slates, tiles or debris that fall, if it is safe to do so
  • Ask a roofer for emergency temporary protection if water is coming in

You will need a roofer’s quote for the repairs. The report gives them a clear list of the damage.

Keep records of roof work and surveys. They help show the roof was in good order before a storm.

Your questions about storm damage roof reports in Poling

Is my home in Poling listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Poling?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Can you tell me if my claim will be paid?

We can’t say whether a claim will be paid. The decision rests with your insurer and its policy. Our report gives you an independent record of the damage and its likely cause.

How long is the visit?

Time on site depends on the roof, but most surveys take about 1–2 hours at a house, and longer if the damage is spread across a large roof. The report is sent afterwards by email.

Can I check the roof after a storm?

Only from ground level or from windows. Never climb onto a roof after a storm. Binoculars can help you see damage from below, and we will record the rest.

Is wear and tear covered by insurance?

Insurers normally exclude wear and tear. Our report gives an honest view of what’s recent damage and what’s older wear. Your insurer decides the claim.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What a survey costs

When we price a survey, we consider:

  • How many separate roofs there are, like extensions, dormers and garages
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details

For a price for your roof in Poling, ring 07833 053749 or drop us an email with the address and a few details. We’ll confirm the figure before booking.

Helping us price your survey

These details help when you get in touch:

  • Any deadline, such as an exchange date
  • Any photos you have, taken from the ground or a window
  • The type of building and roof, like pitched or flat
  • Whether there’s a loft hatch, a shared roof or tricky access

You can call us seven days a week. To book or ask a question, call 07833 053749 or email us.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
