Storm damage roof report in Stowting Common: what you get

High winds usually affect the parts of a roof that are already exposed or loose. Typical damage includes lost slates and tiles, lifted ridges, loose flashings and torn flat roof coverings. Falling branches can cause damage too. Our report records what has happened to your roof, with photos. Where we also see signs of older wear, the report records that too. We are often asked to look into damaged gutters and fascias and damaged flat roof membrane, across flashings, ridges and hips and slate and tile slopes.

For a small place like Stowting Common, the inspection is the same as anywhere: the journey and access are just planned beforehand. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Storm damage roof reports in Stowting Common: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts. Westenhanger Castle, about 3.7 miles south, is one of the historic houses in the wider area around Stowting Common. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Landlords with a home close to Westenhanger station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live in an older home near Church of St Mary, lead flashings, valleys and old chimneys are typical places for water to get in.

Your questions about storm damage roof reports in Stowting Common

Do you cover Stowting Common?

We do. The survey and report are the same in Stowting Common as anywhere else.

Is my home in Stowting Common listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will my insurer pay for an old roof?

Wear and tear is usually excluded from home insurance. We note both storm damage and older defects, so it’s clear what we found. How the policy applies is up to your insurer.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

What’s the best way to book?

The quickest way is to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we’ll take it from there. We survey seven days a week.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours at a house, and longer if the damage is spread across a large roof. Somewhere as small as Stowting Common, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We view the roof from wherever it can be seen safely, including the loft where there’s access.
  3. We photograph and record every area of damage we can see.
  4. We check whether the damage fits storm damage, older wear or both.
  5. You get a written report you can pass to your insurer.

Getting ready for the survey

  • Keep pets in another room
  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A decision on your insurance claim
  • Estimates of repair costs
  • Your insurer’s view of the claim

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey before you book. The full list of what we check.

Common roof problems in Stowting Common

Gusts work at anything on a roof that is loose or exposed. Rain can then blow in where slates or tiles have gone. People usually call us after a storm, once they’ve noticed damage or a leak.

Most people get in touch after spotting one of these:

  • Torn or lifted flat roof coverings
  • Loose or broken chimney pots and cowls
  • Flashings pulled away from walls or stacks
  • Lifted or missing ridge and hip tiles

Trees in and around Spong Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
