Independent storm damage roof reports in Tudeley

Storm damage roof report in Tudeley

Our storm damage report starts from £150. You get a written report with photos by email. It does not price the repairs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. Our report gives you an independent record of the damage and its likely cause. Typical surveys look at slates and tiles blown off the roof and gutters pulled loose in the wind, on chimney stacks, flashings and gutters and fascias.

For a small place like Tudeley, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Arrange temporary cover with a roofer if rain is getting in
  • Note the date and time you first saw the damage
  • Do not go onto the roof to take pictures
  • Tell your insurer about the damage promptly

Once we have been, the findings are written up with photos. It sets out what is damaged, the likely cause and any signs of older wear. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep gutters and outlets clear so heavy rain can drain away. Overflowing gutters can make storm damage worse.

How it works

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours at a typical home, and more on a big or complicated roof. Somewhere as small as Tudeley, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. The roof is inspected from the ground, windows and the roof where it is safe.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

How to prepare

  • Move anything stored under the loft hatch
  • Keep pets inside or away from the areas we’re looking at
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Leaks and storm damage in Tudeley

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Landlords with a home close to Tonbridge station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a building such as The Schools at Somerhill, on a building that size, finding the source of a drip means looking well beyond the stain.

Tudeley is about 2 miles south-east of Tonbridge, in Kent. Houses, flats, blocks and commercial buildings in Tudeley can all book storm damage roof reports. We cover towns and villages across Kent, large and small. Our Maidstone page covers surveys nearby.

What we’re asked to look at in Tudeley

Roofs that were already worn are more likely to suffer in a storm. Nail fatigue, eroded ridge mortar and tired flashings can all fail in high winds. Our report notes both the storm damage and any older wear.

We are often asked to look at:

  • New damp or leaks inside
  • Damage from fallen branches or debris
  • Ridge tiles that have come loose
  • Flat roof edges peeled back

If you own one of the older houses in the streets near Church of All Saints, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

What to check before booking

  • What insurance they carry
  • Whether you can ask questions once you have the report
  • What experience they bring
  • Whether the loft is part of the inspection

What a roof survey includes

Different roofs, different checks

Lead flashings

Flashings can lift or pull away from walls and chimneys in strong winds. Loose or damaged flashings are photographed and noted.

Chimney stacks

Flashings around stacks can lift in strong winds. Loose flashings are recorded.

Common questions in Tudeley

Is my home in Tudeley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you cover smaller places like Tudeley?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Will my insurer pay for an old roof?

Wear and tear is typically excluded from home insurance. Our report records storm damage and any older wear we see, so you know what the roof shows. Your insurer decides how its policy applies.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
