Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Tell your insurer about the damage promptly
  • Keep a note of the date of the storm
  • Get a roofer to make the roof safe if needed
  • Keep any slates, tiles or debris that fall, if it is safe to do so

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Keep the roof in good order between storms. Fix slipped slates, loose ridges and lifted flashings when you spot them.

How a storm damage roof report works in Capel

Storms tend to find the weak points on a roof. Slates and tiles slip or blow off, ridge and hip tiles lift, flashings pull away and flat roof coverings can tear. Trees and branches can also hit roofs in a storm. We record the damage on your roof and photograph each part. Where we also see signs of older wear, the report records that too. Typical surveys look at gutters pulled loose in the wind and slipped or missing slates or tiles, across chimney stacks, flat roofs and flashings.

For a small place like Capel, the inspection is the same as anywhere: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The work of a loss adjuster appointed by your insurer
  • A price for the repairs
  • What’s beneath slates, tiles or membranes

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before you book. What our survey covers.

What we check

  • Flat roofs
  • Ridges and hips
  • Flashings
  • Chimney stacks
  • Gutters and fascias
  • Slate and tile slopes

Leaks and storm damage in Capel

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these roof types has its own typical places for water to get in.

If you let a flat or house near Paddock Wood station, a tenant living with a leak needs the cause found, not just the stain painted over. If you live in an older home near Church of St Thomas à Becket, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you look after a building such as Capel Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Capel is about 3 miles south-east of Tonbridge, in Kent. In Capel, as across Kent, every roof gets the same careful survey. Capel is one of the places in Kent we cover. Maidstone is in our area too.

FAQs for Capel

Is my home in Capel listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Capel?

Yes, Capel is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What does a storm damage report cost?

Storm damage roof report starts from £150, including VAT. Bigger roofs are quoted on size and access. It does not include repair costs, so you’ll need a roofer’s quote for those.

Can I challenge a declined storm claim?

Start by complaining to the insurer. The Financial Ombudsman Service may look at it if that doesn’t resolve it. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

Will you walk on the roof?

Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Can you put a tarpaulin over the damage?

Emergency cover over a damaged roof should be arranged with a roofer. If it is safe, photograph the damage before it’s covered. Keep receipts for any emergency work.

How should I record storm damage myself?

Stay off the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes roughly 1–2 hours for a house, and more on a big or complicated roof. In a small place like Capel, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from the ground, from windows and from the loft space where it’s safe.
  3. The damage is recorded with photos, area by area.
  4. We look at whether the damage fits storm damage, older wear or both.
  5. We send you a written report with photos, ready to give to your insurer.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • Have any questions written down, so nothing gets missed
  • For a flat or shared roof, check access with the freeholder or managing agent
