Storm damage roof reports in Waddesdon

About our storm damage roof report in Waddesdon

Wear and tear is normally excluded from home insurance. So it matters whether the damage came from the storm or from a roof that was already worn. We note signs of each: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We describe what we see, whichever way it points. How the policy applies is for your insurer to decide. We survey flashings, slate and tile slopes and chimney stacks, and common reasons people get in touch are damaged gutters and fascias and ridge tiles that have come loose.

Many homes in small places like Waddesdon face open ground, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What happens if roof problems are left?

Your policy may say how quickly you need to report damage. Check the wording and tell your insurer as soon as you can. Our report can then add a clear record. Older cottages and farmhouses around Waddesdon can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which can make access easier.

Wind, rain and roofs in Waddesdon

Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Historic houses like Waddesdon Manor, about 0.7 miles west, show how far back building in the area around Waddesdon goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

If you look after a building such as Waddesdon Village Primary School, tracing a leak on a big roof starts with where the water appears and works back. Take an older house close to St Michael and All Angels' Church: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

When to book a survey in Waddesdon

Landlords and managing agents book reports to keep a record for owners and insurers. It helps when explaining damage to a building owner or insurer.

It is worth booking a survey if you’ve seen:

  • Loose or torn flashings
  • New damp or leaks inside
  • Damaged ridges and hips
  • Holes or cracks caused by debris

If you let a flat or house near Aylesbury Vale Parkway station, a clear finding on where water gets in helps you brief a roofer straight away.

What to expect from a roof survey

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Waddesdon, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we go through when the storm hit and what you’ve noticed.
  2. The roof is inspected from safe positions.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. You get a written report to pass to your insurer.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Gather any invoices or paperwork from past roof work
  • If you are buying, let the agent know when we are coming

Advice

FAQs for Waddesdon

Is Waddesdon within the area you cover?

Yes, Waddesdon is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Waddesdon?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can I challenge a declined storm claim?

The first step is a complaint to your insurer. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, though we can’t predict the outcome.

Should I go up on the roof to take photos?

Only from ground level or from windows. Don’t use a ladder or go onto the roof. With binoculars, you can see a lot from ground level and we will inspect the rest from safe positions.

Can you put a tarpaulin over the damage?

Emergency cover over a damaged roof should be arranged with a roofer. Take photos from ground level first if it is safe. Keep receipts for any emergency work.

How do I arrange a storm damage roof report in Waddesdon?

The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we’ll take it from there. We survey seven days a week.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Hold on to fallen pieces of the roof where you can
  • Check how your policy defines a storm
  • Note the date and time you first saw the damage
  • Take photos from ground level or a window, never by climbing

If you’re unhappy with how your insurer handles the claim, you can complain to them first. After that, you may be able to take it to the Financial Ombudsman Service.

After a storm, look at the roof from the street or garden. Binoculars help you spot slipped slates or lifted ridges. Never climb onto the roof yourself.
