Thermal roof surveys in Dorchester

How the survey works

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take between one and two hours for a house, and about three to four hours for a commercial roof. Somewhere like Dorchester needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Show us where any leaks or stains appear
  • Make a note of anything you’d like us to look at
  • Agree roof access with the managing agent if it’s shared

Advice

Thermal roof survey in Dorchester: what you get

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. We survey insulated roof spaces, commercial roofs and pitched roof slopes, and the problems we’re asked to look at most are leaks far from where the stain appears and areas losing heat at the eaves and junctions.

Villages like Dorchester often stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Clear results when the conditions on the day are poor
  • An energy rating for the building
  • Confirming water without moisture readings

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

What this survey covers

  • Loft conversions
  • Pitched roof slopes
  • Insulated roof spaces
  • Commercial roofs
  • Flat roofs
  • Ceilings below the roof

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Take photos of stains as they appear, so we can compare
  • Keep the heating on as usual before a heat loss survey
  • Clear leaves from outlets and gutters each autumn
  • Check the loft can be reached safely

If the images suggest moisture that cannot be confirmed, we’ll say what would help next, such as electronic leak detection or opening up a small area.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

Flying and imaging in Dorchester

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Dorchester has a number of hotels within about a mile and a half. If you look after one, a large roof can be surveyed without guests having anyone working above them.

Clifton Hampden Manor lies about 2 miles west, so building around Dorchester goes back a long way. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on any day of the week, which can make access easier.

Common roof problems in Dorchester

People frequently book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

These are some of the problems a survey can pick up:

  • Damp patches with no obvious cause
  • Areas losing heat at the eaves and junctions
  • Damp where roofs meet walls and chimneys
  • Possible trapped moisture under a flat roof covering

If you own one of the older houses in the streets near Dorchester Abbey, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps.
