Thermal roof survey in Little Wittenham

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It’s important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey commercial roofs, insulated roof spaces and ceilings below the roof, and common reasons people get in touch are water getting in at parapets and stacks and damp around roof outlets and upstands.

Villages like Little Wittenham often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What a thermal roof survey does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether the deck or roof structure is strong enough
  • A formal energy assessment
  • Proving moisture from the images alone

If in doubt, call 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.

What this survey covers

  • Insulated roof spaces
  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Ceilings below the roof
  • Loft conversions

How we price thermal roof surveys

To price your survey, we look at:

  • The type of building, from a house to a block or an office
  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access

Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What happens if roof problems are left?

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Older cottages and farmhouses around Little Wittenham can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Little Wittenham questions

How do I find out if my home in Little Wittenham is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Little Wittenham?

Yes, Little Wittenham is on our map. Villages and rural addresses get the same survey as a town house.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.

Can a thermal survey trace a roof leak?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, such as electronic leak detection.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

What we do, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as Little Wittenham, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey

  • Keep pets in another room
  • Make sure the loft hatch can be reached
  • Let us know about parking near the property

Drones, thermal imaging and Little Wittenham roofs

Brightwell Manor, about 1.7 miles south-east, is one of the historic houses in the wider area around Little Wittenham. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If you look after a building such as Long Wittenham (Church of England) Primary School, big roofs are where photos from the air and thermal images show the most at once. If you live in an older home near Church of St Peter, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For hotels and guest houses around Little Wittenham, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.
