How a thermal roof survey works in Islip

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey commercial roofs, insulated roof spaces and loft conversions, and people most often book us about cold spots on ceilings under the roof and water that travels before it shows.

Villages like Islip frequently stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Drones, thermal imaging and Islip roofs

With Holywell Manor about 4.6 miles south, Islip sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Cotswold stone slates are found on older buildings in west Oxfordshire, and thatch survives in some of the county’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Anyone responsible for a site like Dr South's Church of England Primary School will know that big roofs are where close-up aerial shots and thermal images show the most at once. Take an older house close to St Nicholas' Church: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Islip is about 5 miles north of Oxford, in Oxfordshire. We survey roofs in Islip and the rest of Oxfordshire, as part of our work across London and South East England. Our area takes in places right across Oxfordshire.

Surveys in OX5 work the same way as everywhere else we cover. If you need a thermal roof survey at a property on High Street, King's Head Lane and Middle Way or anywhere close by, we can help. If you’re just outside Islip, we cover Gosford (2 miles south-west), Hampton Poyle (2 miles north-west), Kidlington (2 miles west), Bletchingdon (3 miles north-west) and Weston-on-the-Green (3 miles north). Why it is worth a survey now in Islip

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Outbuildings and barns around Islip are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.

Prices for thermal roof surveys in Islip

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Height and safe access
  • House, block, shop or office
  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Booking your survey

You do not need to know any roofing terms. It is enough to tell us:

  • Access details, such as a loft hatch or a shared roof
  • Your timetable, such as an exchange date
  • What made you get in touch
  • The address and postcode of the property

Every survey is priced before it’s booked, so you know where you stand. Our price is from £400, including VAT. To book, ring 07833 053749 or send us an email.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Structural calculations, which need a structural engineer
  • The condition of timbers we can’t see

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.

Roofs we survey in Islip

  • Ceilings below the roof
  • Loft conversions
  • Flat roofs
  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces

How the survey changes by roof type

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.

Pitched slate and tile roofs

From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Let us know where and when you’ve seen damp or stains
  • Remember the conditions on the day affect the results
  • Don’t climb onto the roof to look for leaks yourself
  • Keep the heating on as usual before a heat loss survey

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Islip can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We look at the roof from the ground, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Make sure we can get to the back of the property
  • Check the loft hatch can be reached

How to book

Most bookings start with a short call: ring 07833 053749 or email us. You will have a price before anything is arranged.

Your questions about thermal roof surveys in Islip

Does a conservation area affect roof work in Islip?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you cover smaller places like Islip?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Can you do a thermal survey in any weather?

The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast when you book.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Is it a structural engineer’s report?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
