Thermal roof surveys near Marlow Bottom

Thermal roof survey in Marlow Bottom: what you get

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. It is not an energy rating or a heat loss calculation. We survey pitched roof slopes, loft conversions and insulated roof spaces, and common reasons people get in touch are thin or uneven insulation in the roof and wet areas near outlets and upstands.

Villages like Marlow Bottom often stand in open country, where wind can be strong. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for most houses, though large, tall or awkward roofs take more time. Cottages and farmhouses around Marlow Bottom often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. Thermal images are taken to show differences in surface temperature.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Advice

Thermal roof surveys in Marlow Bottom: local notes

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help. Wycombe Air Park is about 2 miles from Marlow Bottom. Where the drone is part of the survey, the Drone Safety Map is checked for restrictions first.

Harleyford Manor lies about 2.8 miles south-west, so building around Marlow Bottom goes back a long way. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition. Take a building like Burford School: a view from above covers a wide roof far faster than walking it.

Do you need a thermal roof survey in Marlow Bottom?

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.

A survey makes sense if you’ve noticed:

  • Wet areas near outlets and upstands
  • Thin or uneven insulation in the roof
  • Wet insulation beneath the membrane
  • Damp patches with no obvious cause

For hotels and guest houses around Marlow Bottom, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.

What to check before booking

  • How long the report takes to arrive
  • Will the report include photos?
  • How much experience they have with roofs like yours
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. For older village homes like those around Marlow Bottom, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Questions from Marlow Bottom

Can you fly a drone over a roof in Marlow Bottom?

It depends on the exact address and the weather on the day. Wycombe Air Park is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone cannot fly safely in strong wind or heavy rain.

How do I find out if my home in Marlow Bottom is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or drop us an email.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. Where we can reach the loft safely, we check there too.

Will thermal imaging find my leak?

It often helps show where to look. Patterns can suggest where trapped water has spread. It’s used alongside a close inspection and moisture readings because the camera can’t confirm water on its own.

Does the report include photographs?

Yes, every report has them. Each finding is shown in a picture where possible.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Roof by roof

Single-ply and EPDM roofs

Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • Hidden layers that need to be opened up to check
  • Clear results when the conditions on the day are poor
  • Whether the deck or roof structure is strong enough

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
