Thermal roof survey in Preston: what you get

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. We survey loft conversions, insulated roof spaces and flat roofs, and common reasons people get in touch are moisture around outlets and upstands and areas of a flat roof that may hold water.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Preston, the address is checked against all of them, and where permission is needed, the flight waits for it.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Flying and imaging in Preston

Headstone Manor, about 3 miles north-west, is one of the historic houses in the wider area around Preston. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

As a London address, Preston can be tricky for parking: let us know about parking bays, permits or a driveway when you book, as a space near the door can’t be promised. Hotels and guest houses near Preston cannot easily close rooms for a leak. The streets around a church such as Church of the Ascension are often among the oldest in a place, and if yours is one of the older homes nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps.

Preston is about 1 mile north of Wembley, in Greater London. We provide thermal roof surveys for householders, landlords and businesses in Preston and the surrounding area. Preston is one of the towns and villages in Greater London we cover. London is in our area too.

The survey, step by step

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. In a London area like Preston, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it’s safe.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. You get a report with thermal images, photographs and our recommendations.

Before we arrive

  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street

Advice

What affects the cost of thermal roof surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • The number of roofs, including extensions and garages
  • Height and safe access
  • Roof area
  • The use of thermal imaging or a drone

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Thermal roof survey starts from £400, including VAT.

What to let us know when you contact us

A few details help us point you to the right survey and price. When you contact us, let us know:

  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode
  • When you need the report by
  • Where any leaks, stains or damp patches show inside

Not sure which survey you need? It is easiest to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Leave it or get it looked at?

Before replacing a large flat roof, it helps to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you commit. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What a thermal roof survey doesn’t cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • What’s inside walls or under coverings, without opening up
  • A formal energy assessment
  • A structural engineer’s assessment

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Roofs we survey in Preston

  • Commercial roofs
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What we look for on each type of roof

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

Loft insulation

From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.

Preston: your questions answered

Is my home in Preston listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can parking be tricky for a visit in Preston?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there is safe access.

Will the camera show exactly where the water is?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.

Can you do a thermal survey in any weather?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. Our report notes the conditions and how they affected the findings.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
