About our thermal roof survey in Risinghurst

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. If you’re worried about water that travels before it shows and stains that keep coming back, we can find out what’s behind it, whatever the roof.

In smaller places like Risinghurst, many homes are bungalows and houses with roofs you can partly see from the ground. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?

A poorly insulated roof loses heat year after year. Thermal images can show where insulation is missing or has slipped, so you know where to put things right. Tradespeople may need to travel further to a smaller place like Risinghurst, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

How it works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours at most homes, and about three to four hours for a commercial roof. Homes around Risinghurst frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Advice

Your questions about thermal roof surveys in Risinghurst

Is Risinghurst in the area you cover?

Yes, Risinghurst is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Risinghurst listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Are you structural engineers?

No. We are roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

How long does the survey take?

Most surveys take about one to two hours for a house, or half a day or so for a commercial building. The report follows by email.

How the survey changes by roof type

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they can’t.

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.

What a thermal roof survey looks like in Risinghurst

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Historic houses such as Holywell Manor, about 2.5 miles west, show how far back building in the area around Risinghurst goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Bayards Hill School, a view from above covers a wide roof far faster than walking it. If you live in an older home near Parish Church of St Mary, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

What affects the cost of thermal roof surveys

Not every roof costs the same to survey, for these reasons:

  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available
  • Whether it’s a home or a commercial building
  • Whether thermal imaging or a drone is needed

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Helping us price your survey

What helps most when you contact us:

  • Any marks or damp showing indoors
  • What made you get in touch
  • Where the property is, with the postcode
  • When you need the report by

Once you know what you need, ring 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Seeing water directly, as the camera shows temperature, not moisture
  • A formal energy assessment
  • Clear results when the conditions on the day are poor

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

What we check

  • Pitched roof slopes
  • Loft conversions
  • Insulated roof spaces
  • Flat roofs
  • Commercial roofs
  • Ceilings below the roof

Common roof problems in Risinghurst

Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

A survey can pick up problems like:

  • Damp where roofs meet walls and chimneys
  • Damp around roof outlets and upstands
  • Leaks that are hard to trace
  • Patches of heat loss across the roof

For businesses in and around places like Templars Square, big, flat commercial roofs are where aerial photos and thermal images help most.

Questions to ask before you book

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What the survey won’t cover
  • What follow-up you get after the report
  • How long the report takes to arrive
