About our thermal roof survey in Rudgwick

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, which is hard to judge by eye. We then check those areas with moisture readings. We are frequently asked to look into ceilings that feel colder in places and damp where roofs meet walls and chimneys, across insulated roof spaces, ceilings below the roof and flat roofs.

In a village or hamlet like Rudgwick, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we look for on each type of roof

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and can’t be read from them.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. If you have questions on the day, just ask. Older rural homes like those around Rudgwick can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We check the roof from the ground, from windows and from the roof itself where it is safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before we arrive

What happens if roof problems are left?

A damp patch that keeps coming back usually has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, instead of trying repair after repair. Older and listed buildings around Rudgwick may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

What a thermal roof survey looks like in Rudgwick

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take a building like Rudgwick Primary School: thermal images can show where wet insulation sits under a big flat roof. The streets around a church such as Holy Trinity Church are often among the oldest in a place, and if you own one of the older houses nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep outlets and gutters clear to stop water sitting
  • Do not climb onto the roof to look for leaks yourself
  • Move stored items away from the loft hatch
  • Don’t switch the heating off before the visit

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.
