How a thermal roof survey works in Southwark
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. You can call 07833 053749 or use the contact form with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey flat roofs, insulated roof spaces and commercial roofs, and common reasons people get in touch are damp patches with no obvious cause and gaps in loft insulation.
London’s roofs are frequently hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What a survey costs
Several things affect the price of a survey:
- Whether you choose the Basic, Standard or Premium Survey
- If the survey needs thermal imaging or a drone
- Commercial roofs and larger buildings
- How tall the building is and how easy the roof is to see
All our prices include VAT. Our price is from £400, including VAT. You’ll know the price for your roof before you book.
What we need to know
There’s no need for technical words. It is enough to let us know:
- Any stains, drips or damp patches you’ve seen indoors
- When you need the report by
- The property’s address and postcode
- Whether there is a loft hatch, a shared roof or tricky access
To arrange a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.
What we do, step by step
It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. London terraces rarely offer a view of the whole roof from one spot, so a visit in Southwark moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- Thermal images are taken to show differences in surface temperature.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- You get a report with thermal images, photographs and our recommendations.
Before we arrive
- Unlock side gates and any roof access doors
- Keep pets out of the way during the survey
- Clear the way to the loft hatch
How to book

Why it is worth a survey now in Southwark
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.
Thermal roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

When you need someone else

- The condition of timbers we can’t see
- Insulation values or heat loss calculations
- Proving moisture from the images alone

FAQs for Southwark
How do I find out if my home in Southwark is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Is drone flying allowed in Southwark?
Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Southwark. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Southwark is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.
Does thermal imaging detect leaks directly?
Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.
Does the report include photos?
Yes. We photograph the roof as we go, and they go into the written report.
Does the weather affect a thermal survey?
The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast as you book.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we’ll explain what’s needed.
Roof by roof
Loft insulation
Insulation frequently gets moved during work in the loft. The camera can show where it no longer covers the ceiling.
Parapets, valleys and junctions
Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

Do you need a thermal roof survey in Southwark?
People often book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. The camera helps narrow the search.
Most people get in touch when they’ve noticed one of these:
- Cold areas below the roof
- Areas of a flat roof that may hold water
- Missing or slipped insulation
- Damp around chimneys and parapets
If you live in an older home near Borough Welsh Congregational Chapel, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
Choosing a roof surveyor
- Whether the roof space is looked at, where there is one
- How long they’ve been surveying roofs
- Is there a chance to talk the report through?
- What the survey won’t cover
