Landlord roof surveys for homes and businesses in Southwark

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about leaks into upper flats and standing water on a flat roof, we can find out what’s behind it, on flat roofs on blocks, blocks of flats and converted houses alike.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Southwark, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Southwark homes and their roofs

With Mansion House about 0.9 miles north, Southwark sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Trees in and around Little Dorrit's Playground shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Take a building like Charles Dickens Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Questions from Southwark

Can a landlord with a rental near Elephant & Castle station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Southwark?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or drop us an email.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Do you work in Southwark?

Yes. Southwark is part of the area we cover, and the service is the same as everywhere else we work.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.

What happens if roof problems are left?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. We check the roof, not just the symptoms. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey normally takes an hour or two for a house, and longer for a block or a building with several roofs. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Southwark moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Keep pets in another room
  • Have any questions written down, so nothing gets missed

Advice

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Arrange flat access ahead of time
  • Have gutters and outlets cleared every year
  • Check the loft space can be accessed
  • Deal with urgent items first

The report comes with photos and written recommendations, prioritised by urgency where relevant. It’s emailed to you ready to pass on to whoever needs it.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

What we’re asked to look at in Southwark

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition and how soon.

Typical things we are asked to look at include:

  • Choked outlets and gutters
  • Leaks into upper flats
  • Leaking joints at party walls
  • Missing or loose roof coverings

For businesses in and around places such as Gabriel's Wharf, a roof report helps plan work around trading rather than after a leak.

Before you book any roof surveyor

  • What experience they bring
  • Whether any drone flown is registered with the CAA
  • Which viewpoints they use to see the roof
  • What insurance they carry

What a roof survey includes

How we price landlord roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Roof area
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Before you get in touch, it is useful to have:

  • The style of property, from a terrace to a block
  • Access details, such as a loft hatch or a shared roof
  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel

You can call us seven days a week. To book or ask a question, ring 07833 053749 or send us an email.
