Foxcotte Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching in Foxcotte. We have completed more than 5,000 surveys across London and South East England.
- Lifted or split lead flashings
- Pots or cowls that look unsafe
- A chimney out of line
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Checks on boilers, fires or their flues
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
- What’s inside the brickwork or behind render, without opening up
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What a survey covers and doesn’t.

Chimney survey in Foxcotte
A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photographs. We survey brick chimney stacks, shared and party-wall stacks and flaunching, and common reasons people get in touch are a chimney out of line and unused flues sealed without airflow.
Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we are asked to look at in Foxcotte
Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.
A survey makes sense if you’ve noticed:
- Spalled or crumbling bricks
- Cracked or missing flaunching
- Mortar washing out of the joints
- Signs that a stack is leaning
Take a building like Harrow Way Community School: a written record of a large roof helps plan work for the holidays rather than in term time.

Local roofs in Foxcotte
Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
The streets around a church like St Thomas are frequently among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Andover station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Foxcotte is about 2 miles north-west of Andover, in Hampshire. Foxcotte gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our Hampshire coverage includes Foxcotte. There’s also a page for Southampton.

What we look for on each type of roof
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.
What you can safely check yourself
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
How it works
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about one to two hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Foxcotte frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You tell us whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Have any questions written down, so nothing gets missed
- Dig out any old roof reports or invoices

Foxcotte questions
Does a conservation area affect roof work in Foxcotte?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Foxcotte?
Yes, Foxcotte is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
What’s in the report?
A report with photos, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Which days do you carry out surveys?
Surveys run on any day of the week. To arrange a date, ring 07833 053749 or send us an email.
Do you inspect the flue?
No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.
Do you inspect shared chimneys?
Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.
Can you survey in bad weather?
Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.
