Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Amport Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Mary: its roof may have old fixings, lead flashings and chimneys that need a closer look.

How a chimney survey works in Monxton

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. We survey shared and party-wall stacks, lead flashings and chimney breasts, and common reasons people get in touch are lifted or split lead flashings and redundant stacks capped without ventilation.

Older buildings in small places like Monxton may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Signs you need a chimney survey in Monxton

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

It is worth booking a survey if you’ve seen:

  • Signs that a stack is leaning
  • Redundant stacks capped without ventilation
  • Loose, cracked or missing pots
  • Damp on a chimney breast inside

Landlords with a home close to Andover station may find that a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Is there a chance to talk the report through?
  • What they won’t be able to tell you
  • Whether the loft space is looked at, where there is one

What a roof survey includes

Different roofs, different checks

Rendered stacks

Cracked render can let water in and trap it behind. Cracks are photographed and noted.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Note any damp on chimney breasts and when it appears
  • Look at the chimneys with binoculars after a storm
  • Use a Gas Safe registered engineer for gas appliances
  • Find out whether changes to a stack need permission

Once we’ve been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Get small mortar repairs done while they’re small. It is far simpler than rebuilding a stack later.

What affects the price in Monxton

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • Roof area

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

You do not need to know any roofing terms. Just tell us:

  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, like exchange
  • The property’s address and postcode
  • What kind of property and roof it is

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or use the contact form.

How the survey works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for most homes, a little longer where there are several stacks. Somewhere like Monxton needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Tell us about parking before the day
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets in another room

Rented homes, blocks and businesses

Landlords and letting agents in Monxton book surveys as well as homeowners. A written report with photos gives you a clear record of the chimney stack, which helps you plan work between tenancies.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Your questions about chimney surveys in Monxton

Will you come out to Monxton?

Yes. Monxton is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can a landlord with a rental near Andover station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

What should I do with a chimney I don’t use?

There is no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

How long is the visit?

That depends on the size and shape of the roof; most visits take an hour or two at a typical home, and longer for a large or complex roof. The written report follows by email.
