Chimney survey in Over Wallop

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you’ve noticed spalled or crumbling bricks and disused chimneys trapping moisture, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Over Wallop, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Glance at the stacks from the street now and then
  • Check unused flues are capped with ventilation
  • Use a Gas Safe registered engineer for gas appliances
  • Use the report as a baseline for future checks

Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

FAQs for Over Wallop

Do you cover smaller places like Over Wallop?

Yes, Over Wallop is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Over Wallop listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

What does a roof survey cost?

Prices start from £150, including VAT. You will know the exact price before booking. To get a price, ring 07833 053749 or send us an email.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

How long does the survey take?

That depends on the size and shape of the roof; most visits take about 1–2 hours for most houses, though large, tall or awkward roofs take more time. The written report follows by email.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

The survey, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two for a house, though large, tall or awkward roofs take more time. Rural addresses near Over Wallop can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a report with photographs and our recommendations.

What a chimney survey doesn’t cover

It helps to know what a survey won’t do before you book:

  • Structural calculations for a leaning stack
  • Flue inspections or sweeping
  • Checks on boilers, fires or their flues

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roof types and parts we check

  • Brick chimney stacks
  • Lead flashings
  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts
  • Shared and party-wall stacks

What we’re asked to look at in Over Wallop

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the roof space and outside, and recommend a structural engineer where support is in question.

Most people get in touch after spotting one of these:

  • Frost-damaged brickwork on the stack
  • Flashings pulling away from the stack
  • Disused chimneys trapping moisture
  • Signs that a stack is leaning

Take an older house close to Church of St Peter: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Whether you get a written report with photos
  • Whether the loft space is looked at, where there is one
  • How long they’ve been surveying roofs
  • What they won’t be able to tell you

What a good roof survey covers

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What a chimney survey looks like in Over Wallop

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

If you own a rental within reach of Grateley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building like Wallop Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What happens if roof problems are left?

Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Where a roof is exposed, as many are in small places like Over Wallop, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Chimney survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.
