About our drone roof survey in Aston Rowant

Before any flight, we check the airspace. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and explain why. Prison sites also have drone restriction zones. We survey fragile roofs, large and complex roofs and tall and steep roofs, and common reasons people get in touch are loose ridge and hip tiles and slates or tiles shifted by high winds.

Villages like Aston Rowant frequently stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

FAQs for Aston Rowant

Are there drone restrictions around Aston Rowant?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying.

Is my home in Aston Rowant listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How long does the survey take?

Time on site depends on the roof, but most surveys take roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. The written report follows by email.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

How the survey works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Aston Rowant can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. If the loft can be reached safely, it’s checked too.
  5. The report sets out what we found, with photos and recommendations.

How to prepare

  • Jot down any questions you want answered
  • Have keys ready for side gates, garages or roof access doors
  • For a flat or shared roof, check access with whoever owns or manages the building

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • What’s under the slates, tiles or felt
  • A flight on a day when the weather is not safe
  • Flights in a restricted zone without permission

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.

What we check

  • Tall and steep roofs
  • Chimney stacks
  • Large and complex roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Flat roofs on upper floors

Flying and imaging in Aston Rowant

Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The wider area around Aston Rowant has a long history of building, with Adwell House about 2 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Aston Rowant Church of England Primary School: a drone or thermal camera can show a large roof in a single visit. If your home is one of the older ones in the streets near Church of St Peter and St Paul, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which helps when tenants work during the week.

What we look for on each type of roof

Valleys and parapet gutters

Some older terraces have a butterfly roof with a valley in the middle. You cannot see it from the street at all, but a drone shows it clearly.

Steep slate and tile slopes

Widespread slipping on slate usually means nail fatigue. We can see the extent of it from above.

What affects the cost of drone roof surveys

When we price a survey, we consider:

  • House, block, shop or office
  • The shape of the roof and its details
  • Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

A little information up front helps. Please include:

  • Any photos you have, taken from ground level or a window
  • Where the property is, with the postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors

Getting a price is simple: just phone 07833 053749 or drop us an email and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
