What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the slates, tiles or felt
  • Close-up photos of next door’s property
  • A flight on a day when the weather isn’t safe

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What our survey covers.

What this survey covers

  • Flat roofs on upper floors
  • Large and complex roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Fragile roofs
  • Tall and steep roofs

Drone roof surveys for homes and businesses in Kintbury

The weather decides whether a drone can fly. We do not fly in strong wind or a downpour, because the drone has to stay safely under control. If the weather turns, we’ll agree another day. We check the forecast before the visit and again on site. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. We’re often asked to look into ridge and hip pieces working loose and vegetation in valleys and gutters, on flat roofs on upper floors, valleys and parapet gutters and fragile roofs.

In a village or hamlet like Kintbury, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof by roof

Ridges and hips

Loose ridge pieces can be lifted in a storm. Spotting them early stops them falling.

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. With a drone, nobody has to go near them.

Common roof problems in Kintbury

Strong winds can lift slates, tiles and ridge pieces. Damage on a high or steep roof is hard to judge from the garden. Close-up photos make it clear what has been disturbed.

These are some of the problems a survey can pick up:

  • Standing water on a flat roof
  • Gaps where slates or tiles have gone
  • Worn lead at chimneys and walls
  • Cracked mortar along the ridge

Anyone responsible for a site like Kintbury St Mary's C.E. Primary School will know that a drone or thermal camera can show a large roof in a single visit.

What’s in a roof survey

Drone roof surveys around Kintbury

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

If your house is among the older ones in the streets near Church of St Mary, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps. Benham Park lies about 3.4 miles east, so building around Kintbury goes back a long way. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • A word with neighbours beforehand helps
  • Tell us the exact address as you book
  • Clear the loft hatch so we can check inside too
  • Keep dogs indoors during the visit

Your report arrives by email, including the close-up photos taken by the drone. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Plan a drone survey every few years for tall or large roofs. Regular photos make changes easy to spot, and early repairs keep water out.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a village or hamlet like Kintbury, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. We email a written report with the photos and our recommendations.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • Move anything stored under the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

Questions from Kintbury

Is drone flying allowed in Kintbury?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or a downpour also stops a small drone flying.

Is my home in Kintbury listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Kintbury for drone roof surveys?

Yes. We survey roofs across London and South East England, and that includes Kintbury.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Leave it or get it looked at?

Planning roof work without seeing the roof is a gamble. Our report shows the condition of each area, with recommendations prioritised by urgency where relevant. That helps you put the work in order. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
