Drone roof surveys in Pedlinge

Pedlinge: your questions answered

Is Pedlinge within the area you cover?

Yes, Pedlinge is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can you fly a drone over a roof in Pedlinge?

Usually it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

How long is the visit?

Expect it to take an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. The written report follows by email.

What will the report tell me?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

About our drone roof survey in Pedlinge

Every flight starts with an airspace check. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and tell you. Prisons have their own drone restriction zones too. We are frequently asked to look into blistered or cracked flat roof coverings and hidden gutters full of leaves, across large and complex roofs, chimney stacks and valleys and parapet gutters.

Some older homes in villages like Pedlinge are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Airspace, weather and Pedlinge roofs

Pedlinge lies within about 2 miles of the sea, and wind near the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

Anyone responsible for a site like Brockhill Park Performing Arts College will know that a view from above covers a wide roof far faster than walking it. If you live in an older home near Pedlinge Chapel, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Pedlinge is about 1 mile north-west of Hythe, in Kent. We visit Pedlinge as part of our work across Kent. Our area takes in places right across Kent, large and small. Our Canterbury page covers surveys nearby.

Surveys for landlords and agents in Pedlinge

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on any day of the week, which can make access easier.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two at a house, including the airspace and weather checks before take-off. In a small place like Pedlinge, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that’s needed before we fly.
  3. Before the flight, we check the conditions and the take-off spot.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. Your report arrives by email, with close-up photos and recommendations.

Advice

Roof by roof

Chimney stacks

From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.

Ridges and hips

The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • A word with neighbours beforehand helps
  • Book early if you’re near an airport
  • Make sure there’s room outside for the drone to take off
  • Let us know the exact address when you book

We email the report to you, with close-up photos from the flight. Each finding is explained in plain words, and recommendations are ranked by urgency where that helps.

Keep the loft space ventilated. Condensation in the loft can damage timbers and insulation. Keep insulation clear of the eaves.

Signs you need a drone roof survey in Pedlinge

Hidden gutters and valleys are easy to overlook. Leaves, silt and plant growth build up unseen, until water overflows inside. A drone shows them clearly from above.

People normally book a survey when they’ve noticed something like this:

  • Standing water on a flat roof
  • Gaps where slates or tiles have gone
  • Tired mortar and pots at the top of a stack
  • Cracked mortar along the ridge

With Westenhanger Castle about 1.4 miles north-west, the area around Pedlinge has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

Before booking any roof surveyor

  • How much experience they have with roofs like yours
  • How long the report takes to arrive
  • Which viewpoints they use to see the roof

What to expect from a roof survey

What affects the price in Pedlinge

All our prices include VAT. What changes the price is:

  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

Booking your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it is useful to mention:

  • The property’s address and postcode
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block
  • What’s prompted the survey

Once you know what you need, call 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
