What we’re asked to look at in Round Street

Steep and tall roofs are hard to inspect safely. Three-storey houses, blocks of flats and tall commercial buildings are common examples. We fly from ground level and bring the camera close to the roof.

Things that often lead to a survey include:

  • Coverings that have slipped high up on the roof
  • Slates or tiles shifted by high winds
  • Ridge and hip pieces working loose
  • Lifted or split lead flashings

If you live in an older home near St Mary's Room, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Choosing a roof surveyor

  • How long the report takes to arrive
  • What experience they bring
  • Whether the loft is part of the inspection
  • What follow-up you get after the report

What a roof survey includes

How a drone roof survey works in Round Street

Drone roof survey starts from £400, including VAT. The Premium Survey includes a drone inspection where applicable, with a same-day report, structural analysis and an in-person consultation. It also includes a follow-up after 12 months. We’ll tell you if a drone isn’t the right tool for your roof. You get a written report with the close-up photos from the flight. We are frequently asked to look into blistered or cracked flat roof coverings and flashings that have come away, on valleys and parapet gutters, large and complex roofs and flat roofs on upper floors.

In a village or hamlet like Round Street, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Keep pets indoors during the flight
  • Expect us to rearrange if it’s too windy or wet
  • Make sure the loft can be reached
  • Give us the full address so we can check the airspace

If you need work done, roofers can work from the photos. They’ll see exactly where each defect is, so their quotes cover the same ground.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.

Why get it checked now?

A drone survey disturbs nothing on the roof. Fragile slates and tiles stay as they are, so the survey doesn’t create new problems. Older cottages and farmhouses around Round Street can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. We’ll confirm the figure before booking.

Round Street: your questions answered

Is drone flying allowed in Round Street?

Normally it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or a downpour.

Is my home in Round Street listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

Do you take photos of the roof?

Yes. The report includes photos of what we found, so you can see each point for yourself.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

How long will you be at the property?

It usually takes an hour or two at a house, including the airspace and weather checks before take-off. The written report follows by email, on the timescale of your package.

How much is a survey?

Prices start from £400, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

What we look for on each type of roof

Steep slate and tile slopes

Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position, showing slipped, cracked and missing pieces.

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We flag it in the report so a specialist asbestos surveyor can check.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. The survey normally takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Cottages and farmhouses around Round Street often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with the address and what you’d like checked.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

Before we arrive

  • Note where any stains or damp appear
  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at

Advice

Drone roof surveys around Round Street

Round Street lies within about 5 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.

Anyone responsible for a site like Cobham Primary School will know that a drone or thermal camera can show a large roof in a single visit. Cobham College lies about 0.9 miles east, so building around Round Street goes back a long way. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.
