Drones, thermal imaging and Three Ashes roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Steep or complicated roofs are often hard to see from the ground, which is where aerial photos and thermal images help. Every flight is checked against the Drone Safety Map first.

The Vyne lies about 2.8 miles south, so building around Three Ashes goes back a long way. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera doesn’t touch the roof itself. For an older house near a landmark such as Church of St. Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a building like Silchester Church of England Primary School, big roofs are where aerial photos and thermal images show the most at once.

How a drone roof survey works in Three Ashes

Every flight starts with an airspace check. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Central London has restricted areas of its own, which need NATS permission. If we can’t fly, we use other safe vantage points instead and tell you. Prison sites also have drone restriction zones. We survey flat roofs on upper floors, fragile roofs and chimney stacks, and the problems we’re asked to look at most are debris building up in hidden gutters and moss and weeds taking hold up top.

Villages like Three Ashes often stand in open country, where wind can be strong. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

What this survey cannot tell you

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Structural calculations (that is a structural engineer’s job)
  • The underside of the roof (that needs an inside check)
  • A flight where airspace permission is refused

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What we look at

  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Large and complex roofs
  • Fragile roofs
  • Tall and steep roofs
  • Chimney stacks

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Why act early in Three Ashes

A drone record gives you a baseline. Comparing them with later photos shows what has changed. It helps when you plan ahead. For an older or listed building in a place like Three Ashes, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Three Ashes: your questions answered

How do I find out if my home in Three Ashes is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you fly a drone over a roof in Three Ashes?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you cover Three Ashes?

Yes. We survey roofs across London and South East England, and that includes Three Ashes.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

What happens on the day

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours at a house, including the airspace and weather checks before take-off. Rural addresses near Three Ashes can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by checking the airspace and any restrictions at your address.
  2. We arrange any permission that’s needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

How to prepare
