Watermead Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings across Watermead, with drones and thermal imaging where they help. Get in touch for a price.
- Loose or cracked edge trims
- Splits and cracks in the covering
- Leaks around rooflights
Tips that help
You don’t need to be a roofer to help. What helps most:
- Ask whoever fits equipment on the roof to make good the covering
- Plan a survey before the covering reaches the end of its usual life
- Note the date and type of any roof work
- Clear roof outlets and gutters each autumn
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
Flat roof survey in Watermead: what you get
We inspect a flat roof from wherever it can be seen safely: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. We survey upstands and outlets, single-ply membranes and GRP fibreglass, and common reasons people get in touch are outlets choked with leaves and silt and splits and cracks in the covering.
Flat roofs in smaller places like Watermead can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for. A flat roof that still holds water days after rain is also worth a closer look.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

What you can safely check yourself
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Local flat roofs in Watermead
Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
Landlords with a home close to Aylesbury station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near Church of St James, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Watermead is about 1 mile north of Aylesbury, in Buckinghamshire. Bookings from Watermead are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Buckinghamshire. There is also a page for Milton Keynes.

We work in homes and buildings around Aylesbury Grammar School, The Watermead Inn and Stocklake Park Community School. Watermead’s nearest station is Aylesbury station, about 1.4 miles south of the centre. Nearby you’ll also find Tindal Centre (0.7 miles south) and Friars Square (1.2 miles south).
For landlords and managing agents
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

What we’re asked to look at in Watermead
Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.
Most people get in touch when they’ve noticed one of these:
- Splits and cracks in the covering
- Outlets that hold water back
- Standing water left after rain
- Water getting in at rooflights
For site and facilities teams at buildings like St Louis Catholic Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
What to check before booking
- Whether the loft space is looked at, where there is one
- What experience they bring
- Which viewpoints they use to see the roof
- Is VAT included in the price?
How we price flat roof surveys
We confirm the price for your survey before you book. These are the things that affect it:
- Commercial roofs and larger buildings
- Roof area
- How many separate roofs there are, such as extensions, dormers and garages
- How tall the building is and how easy the roof is to see
To find out what your survey will cost, call 07833 053749 or email us and let us know about the roof. We’ll confirm the figure before booking.
What to tell us when you get in touch
The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:
- Pictures of the roof from a safe spot, if you have them
- Anything about access we should know
- Any marks or damp showing indoors
- Your postcode, so we can check access and travel
Unsure which package suits your roof? It’s easiest to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
What happens on the day
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey usually takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. With a bit of garden around a house, as there often is around Watermead, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- You tell us about the roof, its covering if you know it, and any leaks.
- We look at the roof from wherever it can be seen safely.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Have any questions written down, so nothing gets missed
- Dig out any old roof reports or invoices

Advice
Common questions in Watermead
How do I find out if my home in Watermead is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you cover Watermead?
Yes, Watermead is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.
Do you check flat roofs for asbestos?
We do not test for asbestos. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.
What types of flat roof do you survey?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.
Can you survey a flat roof on an office or unit?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please phone 07833 053749 or send us an email with the details.
How many years has my flat roof got left?
We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
