Gutter surveys in Bix

How a gutter survey works in Bix

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We are often asked to look into choked outlets or hopper heads and water backing up from a hidden gutter, across eaves gutters, valley gutters and fascias and soffits.

In a small place like Bix, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Bix questions

Does a conservation area affect roof work in Bix?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

I let a flat near Henley-On-Thames station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

Can you tell me if my old gutters contain asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you go up on the roof?

Only if it’s safe. We inspect what can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How do I arrange a gutter survey in Bix?

Just ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Get the gutters cleaned out every year
  • Check downpipe clips are holding
  • Note any damp stains below the gutters
  • Get trees that overhang the gutters trimmed

If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Gutter surveys in Bix: local notes

West Oxfordshire’s older buildings often carry Cotswold stone slates, and a few villages in the county keep their thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. Greys Court, about 1.3 miles south, is one of the historic houses in the wider area around Bix. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Henley-On-Thames station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Freeholders and residents’ companies use a roof report to plan and budget.

Do you need a gutter survey in Bix?

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Most people get in touch after spotting something like this:

  • Downpipes that are split or coming away
  • Soffits marked by water
  • Leaks at the gutter joints
  • Overflowing valley or parapet gutters

If you live in an older home near Church of St James, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • Whether the loft is part of the inspection
  • Whether you can ask questions once you have the report
  • How long the report takes to arrive
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What’s in a roof survey

How the survey works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You are welcome to ask questions while we are there. Older rural homes like those around Bix can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Dig out any old roof reports or invoices
  • Let us know about any leaks, stains or damp patches you know of
