How the survey changes by roof type

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.

About our gutter survey in Fawley Bottom

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed leaks at the gutter joints and sagging gutters and loose brackets, we can find out what’s behind it, whatever the roof.

Somewhere as small as Fawley Bottom, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Gutter surveys in Fawley Bottom: local notes

Older buildings in west Oxfordshire frequently have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1.5 miles north lies Stonor Park, a reminder of how long the area around Fawley Bottom has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you live in an older home near St Mary the Virgin's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Henley-On-Thames station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Fawley Bottom is about 3 miles north of Henley-on-Thames, in Oxfordshire. We carry out gutter surveys in Fawley Bottom for houses, flats, blocks and commercial buildings. Fawley Bottom is one of the towns and villages in Oxfordshire where we work. You can also see our page for Reading.

Fawley Bottom questions

Does a conservation area affect roof work in Fawley Bottom?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Fawley Bottom?

Yes, Fawley Bottom is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Does the report include photographs?

Yes. The report includes photographs of what we found.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

What happens on the day

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours for most houses, though large, tall or awkward roofs take more time. Around Fawley Bottom, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Dig out any old roof reports or invoices
  • Show us where any leaks or stains appear
  • If you’re buying, let the agent know when we are coming

Related advice

Leave it or get it looked at?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. Older cottages and farmhouses around Fawley Bottom can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Practical tips

These tips come from what we see on roofs every week:

  • Include valley, parapet and box gutters when clearing
  • Watch for green marks down the brickwork
  • Watch ceilings under valley gutters for fresh marks
  • Don’t climb a ladder to look in the gutters

If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey won’t do:

  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes
  • Parts of gutters that can’t be seen safely

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.
