Gutter survey in Standlake

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. Photos show each problem clearly. It’s an easy job to put off but it rarely improves. Common reasons to book are water spilling over the gutter edge and gutters that have fallen out of line, across outlets and hoppers, parapet and box gutters and downpipes.

Older buildings in small places like Standlake may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Why act early in Standlake

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In a place like Standlake, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What we look for on each type of roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We inspect them as far as it’s safe to see them.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it is safe to see.

Local roofs in Standlake

With Longworth House about 2.5 miles south, Standlake sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older buildings in west Oxfordshire often have Cotswold stone slate roofs, and some Oxfordshire villages still have thatch. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near St Giles' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Standlake is about 5 miles south-east of Witney, in Oxfordshire. Surveys in Standlake work the same way as everywhere we cover: a close look at what can safely be seen, photographs and a clear written report. What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The inside of buried drains
  • Damage hidden inside walls or behind boards
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Around Standlake, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Mention any parking restrictions on your street
  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

Do you need a gutter survey in Standlake?

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.

Common reasons to book include:

  • Cracked or loose downpipes
  • Leaks at the gutter joints
  • Gutters full of debris and silt
  • Overflowing eaves gutters

If you look after a building like Standlake Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

  • When you’ll get the report
  • How much experience they have with roofs like yours

What a good roof survey covers

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Will you walk on the roof?

Only where it’s safe to do so. We look at everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
