Landlord roof surveys in Hartwell

Local roofs in Hartwell

About 4.5 miles north-west lies Waddesdon Manor, a reminder of how long the area around Hartwell has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark such as St Mary's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Aylesbury station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings like Stone Church of England Combined School, large buildings have long gutter runs and big roofs that need checking like any other.

Landlord roof survey in Hartwell: what you get

A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you are worried about cracked or leaning shared chimneys and loose ridge or hip tiles, we can find out what’s behind it, whatever the roof.

Somewhere as small as Hartwell, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

Questions from Hartwell

Do you cover smaller places like Hartwell?

Yes, Hartwell is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Hartwell is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points and we will say so.

Does this replace a RICS building survey?

No. Our survey covers the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

How long will you be on site?

For a single house, expect about 1–2 hours on site, with blocks and complex roofs taking longer.

Who do you carry out landlord roof surveys for?

We work for landlords, letting agents, managing agents and freeholders along with residents’ and RTM management companies. Owners in a shared building book it too.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Honest limits

To be straight with you, a roof survey has limits:

  • Walls, floors and services beyond the roof
  • Asbestos testing of roof sheets or soffits
  • The structure in the way a structural engineer would assess it

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

What we look at

  • Rented houses
  • Shared roofs
  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.

Leave it or get it looked at?

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Older and listed buildings around Hartwell may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Different roofs, different checks

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily, and standing water follows. We check them as part of the survey.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes an hour or two for a single let house, with blocks of flats taking longer. Around Hartwell, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Getting ready for the survey

  • Agree roof access with the managing agent if it is shared
  • Leave side gates unlocked
  • Show us where any leaks or stains appear
