Landlord roof surveys in Westbourne

Landlord roof surveys for homes and businesses in Westbourne

Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. We survey rented houses, gutters and downpipes and converted houses, and common reasons people get in touch are damp or stains in top-floor flats and slipped or missing slates and tiles.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Westbourne has one, it needs checking from somewhere that can actually see it.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Keep the loft hatch clear and reachable
  • Keep past survey reports with the building’s records
  • Have gutters and outlets cleared every year
  • Act on high-priority defects quickly

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Check the loft hatch can be reached and opened so the roof can be checked from inside. Stored items over the hatch make checks harder.

Roofs, chimneys and gutters in Westbourne

About 0.8 miles south-east lies Kensington Palace, a reminder of how long the area around Westbourne has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a shop, office or commercial unit, for example near Kensington Arcade, a roof report helps plan work around trading rather than after a leak. Anyone responsible for a site like St. Mary of the Angels Catholic Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to St Stephen's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Why act early in Westbourne

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed which helps with rolling maintenance. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Landlord roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Common questions in Westbourne

Can parking be tricky for a visit in Westbourne?

It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Westbourne?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.

Can your report tell us who pays for the roof work?

No. Who pays is typically set by the lease, and that’s a legal question. What we provide is a clear record of the roof’s condition to help those discussions.

What’s the best way to book?

It’s easiest to call 07833 053749 or email us. Tell us the address and a little about the roof, and we will recommend the right survey. We survey on weekdays, Saturdays and Sundays.

Is a landlord roof survey the same as a full building survey?

No, it focuses on the roof. It is not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.

Do you need access to all the flats?

That depends on the layout. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We will confirm what we need when booking.

How it works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours for a single let house, with blocks of flats taking longer. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Westbourne runs like any other.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Advice

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • A full structural assessment of the building
  • Roof areas we weren’t given access to
  • The rest of the building, as a RICS Level 2 or 3 survey would

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Shared roofs
  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses
  • Rented houses
  • Gutters and downpipes

Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we look for on each type of roof

Shared chimney stacks

Chimneys frequently let water in at the flashings. We record anything visible.

Roof spaces and lofts

Access to the loft may be through a flat or a common area, so it needs arranging.
